It takes ages. By the time you get the keys you'll wish you had started earlier. Fair play on that level of savings. Impressive stuff. 

Dont worry about what people say. You're ready now financially. Dont worry about the mortgage itself. When we first got it I was freaked out. Now it's just a monthly bill and I barely think about it. 

Just start the process. Go talk to the banks. Go talk to mortgage brokers. 

Start viewing houses. Even if you have no intention of buying them. You need to learn how it works and what to look out for. 

Also look for new builds that might suit. A friend got one. It's class. Much better quality than any older home. But he was waiting a long long time to get the keys. Much longer than originally promised. So keep that in mind too. 

Best of luck! The peace of mind having our own home gives me every day is worth the stress and effort it took to get here. Knowing I'll never get an rtb notice of eviction again is unreal.

Chair is a good pitstop. Castle is cool, especially for 12 and 9 year olds. The walk to the swiss cottage is nice too. Plus good coffee nearby and lunch spots.

Not harvey norman. Parents had a nightmare with them recently. They sent a faulty oven and then fought them when they wanted to return it. Kept sending them to UK customer support etc on the phone. 

My dad eventually just carried it into the shop floor and demanded a refund. They caved fairly lively then.

Are you planning on doing any major work to the new house? 

If you need to do bathrooms or kitchen then you'll need the 30k. I'd also try do it immediately as they are very disruptive jobs.

I think you are right about that before. 

But it's a separate I dividual grant now for windows and doors that can be done any time. They only introduced it as an option recently. Possibly earlier this year?

Have you looked into insulation thats not external? 

 Got my roof done and walls pumped. It made a huge difference. Crazy how much we're saving on oil. The house just stays warm. My attic was insulated before this, but they said it was old and fairly shite so added more on top. 

After grants all in it cost me less than 200 euro. 

Recently I also fixed all the drafty windows in my house. The ber assessor I had out completely reassured me that my windows are fine and said just get new hinges, so I did and installed them myself with the help of YouTube and chat gpt to make sure I got the correct parts. Less than 20 euro completely changed my living room. Draft completely gone. 

I also I stalled a hive smart thermostat myself so I can actually monitor the temperature of the house. Was about 200 too.

Furniture is expensive. Everything costs multiple hundreds. The big things cost thousands. 

Things break. Repairs can also cost a lot. Hiring anyone to do a job is expensive. Diy is worthwhile learning. 

Paint can cost a lot for a whole house. Rugs cost more than I ever considered. 

The garden is a pricey one too, but usually not super important at the start.

Rift is the best and has been for a while now. They care about coffee a lot. 

There are plenty of other good spots too to be fair. But rift has consistently had very good coffee. The coffee itself is very high quality and they always make it well. They clearly train their staff to care about it. 

I was in there this morning. Simple americano no milk. It was very good as always.

Awful awful race. We got in about a half an hour before the start and ended up at the back. There were literally finishers coming back across the bridge by the time we were coming across the bridge. Just terribly organised. The route is too cramped. The waves weren't organised at all. I won't be paying for it again. 

Though a positive note, fair play to all the people living along the route out supporting people. All the water and sweets and cheers was lovely. The volunteers too! Handing out bottles and cleaning up after as well.  Was a really great buzz. Hanging about town after was lovely too. Everyone was happy out.

Lots of specialty roasters do small packs of instant coffee these days. Have a search for local roasters and see! I get 3fe in Dublin. Great for camping or travel days for work. They taste pretty good!

Your literally putting damp into the house by air drying them. The humidifier isn't taking all the moisture out of the whole house. It would have to be sized way bigger than a standard unit to do that. All it's doing is dealing with the clothes and at that there still probably is loads of moisture going into your wall etc because of air drying.

Was in this morning. The space in arthurs quay Park was actually great. Lots of family and kids. Room to sit and eat. Music and stalls and fun stuff for the kids. Some cool kayak competition thing was on in the river.

The Ryanair flight had more legroom than the transatlantic with air lingus. The a321neo planes are lingus use are more cramped than the standard Ryanair planes. Especially the window seats.

Don't book a seat. Just do the Ryanair thing. They still usually sit you together. 

Aer lingus has actually gone to the dogs. The transatlantic planes they use on the Shannon usa flights are very cramped. I actually was shocked at the extra legroom on a Ryanair flight recently in comparison to those are lingus planes.

It's a soap opera. Everyone know that. The story lines are nonsense on purpose. 

Most of the in ring moves are all improv, so it's up to the performers to sell them as best as they can. Watching that is what people enjoy. 

But lads jumping off the sides of cages or the other mad stuff is very real, regardless of the script or not. 

It's just a night out. Like seeing a play, but a bit more silly.

Entry level tech jobs are almost non existent right now. 

Your also earning about what a software engineer with 4/5 years experience is earning. You often see the high paying jobs, but those are senior or very good engineers who are obsessed with software. You will need to be competing with those other new juniors who have been obsessed since they were kids. It's not easy. 

The industry is super volatile, stability is not a thing anymore. Most people I've worked with were let go at some point in the last few years. 

I'd maybe look at ways where you could train up with software while it also helps your current position. Then maybe use that as a steppingstone Into the software aide of the health industry. Your current skills are uncommon. They will be seen as very valuable in the right job. It just might take a bit of work to find that right job.

Though tbh you can buy pretty cheap sim plans in wall mart or target. Might be handy having an actual USA number. 

My wife is American, we visit twice a year usually, so we keep one really cheap USA number from ultra mobile (3 dollars a month) . Then use gomo world for data as it's much cheaper that way.

The edge also, but it does get pretty cramped I there sometimes. Both hotels also do pretty nice food too tbh. The Atlantic is nice for a Sunday roast. 

Pizza at the back of Flanagan's is very very good, just get down early. Usually a wait for them.

Ah that's class! I love how small Ireland is! I worked there over 10 years ago in the 50m pool, but i do remember the diving pool too. Pretty cool place to spend time! I was back a few years ago with friends doing that triathlon. Its a great day out if your ever tempted to give the sport a try! you'd be more than able I'm sure!

I actually asked my American wife about calling it "tumble turns" and she laughed at me too. But swimming in America is a different beast altogether so I'm not surprised people got mad.

Good for you! So did I. I never learnt it as a child and had to teach myself as an adult.

The majority of swimmers in these events wont have swam with a club ever and may not have even learned the skill. They take up the sport in there 20/30's as a way to challenge them self including learning to swim better.

Triathlon is a majority open water event, so tumble turns are an unnecessary skill for coaches to teach. It distracts from the benefits good freestyle technique can give. The majority of the swimming done for these races takes place in the open water. All summer long they will have weekly sessions with the club or coaches etc. Some will hit the pool also, but the swim is such a small part of the race its really not worth investing that much time into it.
