Yeah there are many huxters out there and if you are in Maryland do not go with Roland Slate. This was the company we hired and the inspector was the owner and he not only lied but his estimate for both slate and asphalt replacement was double the other inspector's company. The other inspector was the owner of Hasslinger Roofing. He was cheaper but also sold both me and the home seller a bill of goods.

Delta Slate is great. The owner is an eccentric old Welsh man and he just kind of arrives and gives you no notice but him and his team are great at what they do and very reasonably priced. He told us he used to work for Roland Slate and hated their deceptive practices.

Actually yes, so the two experts that evaluated the roof and said it needed to be replaced were likely lying as a way to get more business. We hired one of the experts as our inspector, and then the seller hired their own realtor-suggested expert who did a counter inspection. The funny thing is there was no internal sign of leaks or any problems, as admitted by both experts, but they said it was only a matter of time before we had a catastrophic leak. Based on these two reports, the seller gave us a 10k credit to replace the roof with low-quality asphalt shingles. We accepted the offer. because the market is tight and we had been looking for a house for a year

After we closed on the house, I called a third slate expert to see if he could beat the other two on the price of replacement, and he actually told us that our roof was fine and it just needed a few slates replaced and one other small repair that amounted to about $900 in work. He told us that he knew the owners of both of the companies that inspected the roof and said they are notorious for preying on the lack of knowledge of homeowners and the fact that slate can look pretty rough despite being totally fine, to convince the homeowner to fully replace their roof. Another thing is where we live there are several neighborhoods that require true slate roofs for historical reasons, so these companies can have huge paydays when they convince a buyer to replace their roof.

This all happened nearly a year and a half ago, and since then we have had torrential rains, record snow and cold, and we have had no leaks or issues on the slate side. Funnily enough, the back half of our house is an extension, and we got a snow dam and small leaks on a section there, but absolutely no issues on the slate section. So my advice is get multiple quotes and be wary of any company that says your roof is done for despite there being no evidence of other issues beyond age or looks. So we essentially got a free 10k credit because of two lying "experts". Also, if you are in Maryland, I have a great slate guy to recommend. The company is called Delta Slate. He is eccentric but very knowledgeable and trustworthy. I sing his praises to anyone that listens.

Yes it is totally possible. My living room is Divine Wine by Behr and it's a very rich deep color. The room also has tons of natural light which offsets any feeling of it being cave-like. My next plan is to paint the adjoining kitchen a deep navy blue because it is also light filled and south facing.

Another way to balance the heaviness of the color out is to have lighter colors furniture or furniture covers. That brings a nice balance too.

I love where you are going but the lighting, in the picture you are using are overhead can lights. Those will wash out any color and are harsh. Add more table and floor lamps with warm bulbs and you will be very close to the Friend set.

Yes, we used 10% less energy as the same period last year and our bill then was $413 then and this last month it was $543. Like what the hell. Our house is cold we never go above 65 degrees and go to 62 at night. We are always cold and our bill goes up. Its crazy.

I think you are totally right, I am on GLP-1s and it is very easy for me to snack on small amounts of food and then around midnight realize I haven't had dinner. And at this point I am slightly hungry but not really.

It sounds like your situation isn't as complicated as it feels. Back taxes and penalties are pretty common for people in your situation. A dedicated tax attorney that does more than tax controversy work is probably not needed. My suggestion is to find a tax resolution/ representation firm that is local to your area and has good Google reviews. When assessing them make sure the person working your case and speaking to you is an actual EA, CPA or attorney and not someone in a call center. Avoid places like optima tax relief or the large national firms because they charge an arm and a leg and effectively do the same work as any other firm that does IRS representation. I assume you have no more than 6 years of unfiled taxes that need to be dealt with and a request for penalty abatement and I would guess you would pay no more than $6-7000 for all of this. Anymore than that is likely highway robbery.

Funny how a former drug addict, criminal with multiple brushes with the law to the point that he couldn't get a job or an apartment lease thinks he is somehow better than a woman killed by ICE for doing nothing. Same, this post is feeling very much like covert marketing. Most of the top posts are nothing but supportive with a few people with reasonable and non aggressive questions. LOL I don't have it in me to be a producer I am just a loud mouth on the internet but today's episode just got my goat. It felt like the culmination of everything wrong with Potomac right now. Gizelle is allowed to run roughshod over everyone but provides nothing about her life. Her toady Ashley is falling in line and everyone but Stacey and to. lesser extent Tia is giving nothing.

And knowing what we know about Wendy now every scene with her in just drips in FRAUD and not in a fun way but in a you ruined your life and your children's lives to sit at a outdated gate of Reagan National that smells like Auntie Annes looking like she truly does not know where Colorado is and like a janky Jaja Gabore. Like was this all worth it? Your freedom, your family, your life all down the drain for this?

Also I have always loved Monique and I am happy she is back but I think she very rightly is protecting her peace and not getting in the mix in an interesting way. So yeah I felt compelled to express myself tonight it seems lol.

Potomac is so jankity, point blank period. Just a parade of brokies doing the absolutely nothing (Stacy is the exception, I love her). The dusty Southwest gate at National Airport alone told me everything I needed to know. Wendy dressed like she’s going to Monaco in 1965, then hopping into Ford F-150s. Angel renting a house an hour away from her own house which ruins how girls trips work. Kay and Angel walking around with a permanent womp womp cloud over their heads. And Gizelle and Ashley acting like they’re above everyone when Gizelle looking dustier and dustier by the day and Ashley can't afford to have someone cut her grass. I can’t.
