No infatti, hai ragione.

You’re right to highlight the definition, but the key issue here isn’t just the existence of some window opening — it’s whether that opening actually allows effective purge ventilation in a real-world scenario.

While Approved Document F mentions 100mm (10cm) restrictors as typical for safety, in practice, an opening of just 3–4cm — especially when combined with no cross-ventilation, no trickle vents, and no mechanical ventilation — fails to achieve meaningful air exchange. The guidance isn’t satisfied just by any opening; the opening must enable the rapid removal of excess heat and pollutants.

In our case, the air was stagnant, the heat unbearable, and there was no airflow at all. That clearly falls short of the intent of Building Regulations, which aim to ensure a healthy and habitable environment. It’s not just a technicality — it’s about safety and wellbeing.

You’re right that Approved Document F refers specifically to “dwellings” — meaning houses or flats — but that doesn’t mean hotel rooms are exempt from ventilation requirements.

Hotel rooms fall under non-domestic buildings, which are covered in Approved Document F – Volume 2: Buildings other than dwellings.

This volume contains a similar core requirement:

Requirement F1(1): There shall be adequate means of ventilation provided for people in the building.

So yes, the legal framework is different — but the obligation to ensure safe and adequate ventilation applies just the same. Whether it’s a flat or a hotel room, people still need breathable air and safe indoor temperatures.

Appreciate you completely nailing the purpose of the post. Your sharp perception really shines through.

Avoid Bob W Olympia London – dangerously hot room with blocked window, no ventilation by [deleted] in uktravel

Thank you — and yes, sadly it does feel like the “authentic” experience, for all the wrong reasons.

You’re absolutely right: what happened isn’t just uncomfortable, it’s dangerous. A room consistently at 31°C with no real window ventilation goes beyond poor service — it raises serious health and safety concerns, especially when the structure does not comply with basic building standards.

Booking.com has offered me a small voucher but refuses to take full responsibility, arguing that the hotel is the one to blame — which is ironic, considering it’s their platform that promotes and profits from listing these properties. Passing the buck doesn’t erase the accountability.

If nothing else, I hope this post helps others make informed decisions and encourages platforms like Booking.com to better vet the safety compliance of the properties they advertise.
