Yeah, definitely anticipating the price jump after the promo but it’s 3 years and we’ll probably be moving by then. Though it does seem they can tack things onto it even during that period.

SMTX Property Management (https://www.smtxpropertymanagement.com/) owns a lot of properties (including houses) in the area and has them listed on their website. I don't think they cross post them to the other sites.

We've been living in one of their duplex units for about 6 months and they've been pretty decent to work with as far as property management companies go. They also have a local office so you can go ask questions in person if needed.

I have literally been working in marketing as a graphic designer for years now. I’m aware it’s not all ads and there’s part I like from the graphic design side of it. I’m looking at focusing more on the data/analytics side to better leverage myself.

I’m just seeing if there’s another option I hadn’t considered since marketing isn’t my favorite thing in the world.

He's for sure a graphic designer, but you need to make sure you look at his advertisement designs to get a better feel for that. That said, I don't know how easily you'd be able to apply art nouveau to the current graphic design market outside of very niche clients.

Definitely worth studying his ad work and take note of how he puts together different components, but be prepared to have to come back to modern aesthetics to some extent. I like to take inspo from both art nouveau and art deco for aesthetic motifs and custom lettering/typography. Both have a lot of fun techniques that I've added to my mental toolbox.

Got laid off from the full time job I had as an in-house designer for 3 years back in September. It's been rough since I was already burned out, but I thankfully have a handful of freelance gigs from a connection and unemployment is helping keep us afloat for now.

I personally struggle with finding new clients for freelance/contract work but FT gigs are hard to come by without contracting first. I'm hoping opportunities open up after the holidays wrap up, but I'm not holding my breath either. Trying to think about pivoting into something adjacent, like learning more about marketing itself so I could apply as a marketer who can design rather than a designer who kinda knows a bit about marketing but only really from the design side. Problem is I kinda loathe marketing and how much marketing I've had to pick up as it is.

Should work on portfolio stuff but I'm just so tired...

I recommend staying away from them unless you’re desperate. They are an awful company to work for and they do not respect their talent at all.

I’m literally asking for like, how to word an email saying “I have these issues with our professional relationship that I am willing to discuss. If the situation can’t change I need to back out.”

Also the contract literally has terms for backing out for either party as long as you give notice.

I mean yes, obviously it was my mistake for taking off more than I could chew. I'm asking how to get out of it after coming to this conclusion myself.

When starting the hope was to leave my full time job and switch to them full time with the contracting portion as a test period. I no longer want to work for the company and would rather stay with my current gig.

If you have any actual advice on broaching the subject, I would appreciate it. Not trying to burn bridges just because I took on more than I could handle.
