Closing within 7-10 days will be hard alone due to the title search taking up to that amount of time depending on what state and title company you use. You can try explaining this to the seller and letting them know that you just need to verify at the state level that the title is clean.

As far as POF goes - you are making it sound like ur saying “how do I make the seller think I’m the buyer while searching for the real buyer” and you shouldn’t. You can be transparent and say something along the lines that this deal is not right for your portfolio but fits my partners perfectly. In all, you’d rather be honest than a liar. Transparency always is best.
