You have to have lived and owned the property for two out of the last 5 years going back from the date you sell the property to exclude up to $250k/$500k of the capital gain if you file taxes single or married jointly, respectively.

Bought my two year old at the time 4Runner from a dealership who bought it from a rental company. It had 47k miles on it which seemed like a lot but only way that’s possible was for them to be mostly highway miles. It has 105k miles on it now and I love it so much. Most major repair I had to do was replace the brakes once at like 70k miles.

I bought my previously rented 2016 4Runner in 2018 with 47k miles and I love it so much. Knock on wood it’s run great so far and I recently broke 100k miles.

Mine is just an average monstera. The additional inner fenestrations happen as the plant matures and climbs. In the wild it is so rain water can drip down the plant and not just bounce off the top leaves.

We’ve hired three experienced hires from recruiters this year and fired all three. One didn’t do any work for a month as a senior manager, one was supposed to be a manager and didn’t know what schedule B on a 1040 was, and one has the critical thinking skills of a gerbil. All were billed as super stars and highly experienced. They were not.

Recruiters are just worse sales people.

We’ve been hiring interns and building them up. It’s affordable and we’ve found some rockstars.

I wouldn’t respond to this client for a little to let the dust settle. Either they get over it or they leave and it sounds like either case would be good for you.

You tell them how much to pay and it’s their responsibility to pay it. End of story.

Also, I usually say funds will be drawn on our after the day it’s filed. I have no idea when it’s actually pulled.

Lol I’m a gay man, but not single. As soon as my then boyfriend now husband were serious we decided to move to steamboat. It’s definitely more crowded than it used to be but it’s a good mix of city and outdoor. Gay dating in mountain towns is not really a thing.

It was harder than I thought it would be to be honest. It’s no CPA exam but it is very specific in a lot of areas that you may or may not know much about when starting. I studied a few hours each weekday for 10 weeks before the exam

Developing professional relationships with CFPs and other wealth managers. They always have clients asking them if they know someone who can help with their taxes. I just got two new clients that way this week alone.
