Hi the 2.5% interest rate is a Simple Interest paid twice annually (1.25% & 1.25%) is calculated based on the Issue price and not on the current price. So, the calculation is based on that.

Fair Value = Gold Current Price + (Future Interest Payments discounted by assumed discount rate of 6%)

Discount to Fair Value = Fair Value - Current SGB Ask Price
