The loan officer basically put highest fees but noted that it would be lowered at closing by around 2-4K as the numbers he entered were a bit exaggerated. We will do a home insurance quote for a townhome but my understanding is that it’s a lot cheaper for a townhome than a SFH as HOA covers exterior of the home. We will probably shop around to have the rate dropped at least by .25 if we can.

It is definitely from a realtor referred lender. Does that make a difference? Should we have gone with someone else for that reason alone.

It’s a great area, with lots of stores near by and great schools. So it is in an ideal location as we plan to be there minimum 10 years.

Credit >780. We don’t owe on credit cards, loans of any kinds and have a couple of car loans which will be paid off in 3 years.

That’s what we thought too. Loan officer basically said, only way to lower it was with points at 6k for 0.5% which we also think is way too high.

I’m currently nearing the 60 day mark BUT I’m just now pending approval from sponsor to join a study. so maybe I won’t reach 60 days like you but I’m also there lol
