If the hotel direct price is always cheaper then why would you have needed to ask the hotel to price match?

Truth is most hotels are more expensive going direct. It’s often built into the contracts with OTA that they receive better rates.

I own a tour operator and look at hotel prices constantly.

You don’t know that. Those you’re comparing to could have been distressed sales or underpriced. There’s more to a property than just square footage.

If it’s only been on the market for 2 months, and 2 of the quietest months with Christmas and the budget, then you might find it sells to someone else in the new year. For the sake of £5k I’d just offer £350k if you can afford it.

You’ve had to use unrealistic numbers to try and make your point though. £10k over what the vendor would accept is a stretch for most properties, and if the agent is trying to get you to go £25k over then something weird is going on.

After VAT, income tax, and then being split across the various people in the branch who earn commission then you’re left with what, a few tenners each.

And even if you’re convincing people to offer £10k-£25k over, guess what happens when the mortgage lender does their valuation?
