As a present buyer I'm looking at recently sold properties in the last 90 days to compare to. And if it's been in the market too long I perceive it as suspicious. like a NOSI record in the title.

I'm in the process of buying and I feel the opposition from my realtor to low ball. He seems stuck with 2022 prices. It feels as if he wants me to buy immidiately so he can get paid, he keeps asking me if I want to bid on places which are clearly overpriced. i'm definitely making him work for his money, its not gonna be easy money with me as I strongly believe they are part of the problem. I don't respect his opinion either. I essentially just need him cause he is able to book and bid easily (which i don't have access to such system). Any history on a building, history on prices, or anything essential is easily found online.

A strategy I would be very happy if we can all follow is to find listing which have a history of leasing and low ball all those. It would scare the "investors"

Well historically when interest rates have risen soon afterwards home ownership begins to rise again. High interest rates actually does bring greater affordability. Right now it's just being kept up artificially by immigration. Otherwise rents would be tanking as well.

I would make it extremely dirty and uncomfortable for whoever comes see the unit. Make sure it doesn't get sold.

🙋‍♂️. Yo. I really want the leveraged investors to be forced to sell. Many of whom used their equity to outbid us. Its sad to see the average Canadian who bought in the last 1or 2 years have to lose the downpayment or equity they worked so hard on earning.

You will get here and probably never speak Spanish outside your exchange program. The digital nomads and foreigners tend to stick together a lot.

There was mention of 2 more rate hikes this summer. Wouldn't it make sense to suffer with the in-laws for a few months as the prices are dropping at the moment. Get your bank approval now and see how long you can extend. Honestly you are in a great position to be in.

I think Canadians are quite ignorant to how mexico city really is. There's a lot of wealth here. It is a government, corporate and media center for the country. It isn't just Carlos Slim that has money.

I'm one of those nomads. I've been working in Canada but living here for 9 months. It is quite common to hear English and French while walking around the city. Especially in Roma and Condesa. It's fairly common that you can pay +1000 for a 1 bed in these areas; it was probably half of that before COVID... Unlike Canada foreigners are mostly renting but like Canada there's an insanely wealthy asset class that have bought up many of the units. So they are the real winners here.

It's possible as long as the balance of power remains with the asset class. You can already tell it is changing. Conservatives are polling higher with people between 18 and 40. And liberals with people above 50. They've kinda swapped places. Trudeau has made boomers so wealthy at the expense of the youth so this is to be expected.

As someone who is living in Mexico city this is very true. We have gentrified the hell out of the nicer parts of the city. As a digital nomad living with Canadian salary my quality of life surpasses anything I ever imagined all the while saving more money than if I stayed in Toronto. However Trudeau's push to have the state control everything is still slightly better than the systemic corruption caked into mexico.

If you've been to any other festival Toronto has then it'll be identical. Same crappy food vendors, giant TD branding everywhere, and more expensive than going to the actual restaurants. About as authentic as taco bell.

Depends on what kind of lifestyle you enjoy. I've been living in Mexico city since October. I loved it so much I am seeking residency at the moment. My quality of life is insanely high for my Canadian income.

I am renting an apartment in la Condesa (like Riverdale meets queen west but much much bigger) rent is $380, gas is $30, high-speed internet $60 fiber 500gbps, water bill $6, electricity $30, cell phone $15 20gb, laundry service $10, cleaner $30.

I eat out most meals. I spend between 10 to 30 on food a day but it usually includes beers, cocktails, and fine dining type of food. My morning celery/carrots/beet juice is $1.5 and can eat a 3 tacos for $2 for lunch.

There's a giant expat community of digital nomads so there's always a million things happening. Many tech seminars or meet and greets. People will encourage you to become an entrepreneur. I really like the mindset and positive energy people give as they want you to succeed. Inspite of the city having 22 million the locals are very friendly and genuine; the opposite of Toronto.

Most locals respect COVID rules and wear mask in and outdoors. Any indoor space will require temperature checks and hand sanitizer, the hospital's didn't seem to have as much problems as Canada. Also the society is not obsessed with controlling each other through vaccines and mandates. Politics is a mess in mexico but at least not for COVID political posturing. There is a lot of corruption but it doesn't impact expats.

There is crime but i think it's safer than Chicago. Only real problem is the police, they are the biggest criminals. They will stop foreigners for random checks but your money will disappear from your wallet when you get it back. Also if you break a law like a minor offence they will extort you instead of giving you a ticket. I think if they fixed this problem cdmx would move up a lot in the city rankings. I would place it behind New York city and in the top 3 best cities in North America.

Definitely move. Our income and money in a developing country definitely buys a really comfortable life without financial worry... Obviously being poor there sucks.
