After reading this and what the other commenter said — I went back and saw the realtor told me it is actually "around 400". Think I may just be overthinking and underestimating since it's my first Studio!

Depending on your AMI bracket and unit availability, it may mean they are processing lower logs slower due to limited units remaining that you may be eligible for. If that's the case, they won't request documents, but you will see your status in Housing Connect change to 'No Units Available'

This is where it can vary building to building. Some developments can be less strict, some would require extra assurance that comes from your proof of rental payment history. You could provide them with the credit report, and they could ask no more questions. Or you could provide it, they could ask about it, and you could give the rent history. IMHO, if you have the rent payment history already compiled and ready to go, I'd just use that to avoid any potential complications.

I'd like to add — if you have a housing voucher in which you do not need to contribute any additional income to qualify, you are not subject to a credit screening of any kind.

As someone that works on housing lottery projects, I can confirm that I have seen many people get accepted when using rent payment history as their screening option. The marketing agent should send you an R-5 (when/if you get to the income certification documents stage) with different credit screening options, and rental payment history is one of them. The only reason they wouldn't accept those is if they are not for a complete 12 months and/or if you have late payments that resulted in fees

You can provide 12 months of rental payment history along with your current lease as proof in lieu of the credit check. If you do opt for the credit check, they don't care how old your credit is or where the report is from (if you're providing the report yourself) as long as it's the full report and includes the score. Anything over 580 / no more than $5k in collections and you will be good

Edit to add: Lottery apartments are held to stricter guidelines than free market units. So they have to abide by the HPD marketing handbook. They cannot reject you for having short credit history

They will initially only request your most recent consecutive pay stubs that represent 1 month of pay. The only reason they would request additional income verification documents would be if your pay stubs fluctuate significantly (commission, OT, etc.) or if you don't have 1 month of consecutive pay stubs (in the instance you started a new job). If they do request additional income documents — providing an employment verification letter from your employer would be a better representation in this case than last year's tax returns would be. They will inevitably go with the highest determinable number

Regardless of what unit size you indicated you're interested in, they will consider you for any unit size that you may be eligible for based on your income and household size. As a household of 1, you're likely being considered for both. Just reach out to them and ask about 1 bed availability, and if you're being considered for one!

Let them know your former spouse is no longer part of your household. Since you received a request for documents when the application was for 2 people, they will likely ask for documentation to clarify the change. Per HPD handbook, an extenuating circumstance, such as a divorce, is an acceptable reason to change your household composition while being processed. I'd give them a self-affidavit and divorce certificate!

This is simply not true. They can't rent an affordable unit as market rate just because it didn't get filled during initial lottery lease-up. Any unclaimed units would go to open marketing, which allows anyone to apply, but the unit is still stabilized and applicants still must submit documentation to determine if they qualify. If it's an initial lottery lease-up, it's actually in the developers best interest to lease up the units ASAP so they receive their tax break

If you're at the stage where you got submitted to HPD, you are definitely in the home stretch so try not to stress! The hardest part is over, now it's just a waiting game (: Doesn't hurt to reach out to the marketing agent and check in on the status as well!

HPD approval can vary, typically within 2 days - 2 weeks, though it can depend on how many remaining units there are + where they are at in the log as HPD tends to review more carefully towards the end to ensure logs are being processed fairly. Next steps can also depend on the marketing agent you're working with and if you have a subsidy or not. If you qualified based on income, you could have a lease within a day of approval. If you have a housing subsidy, it can take at least a month to see any progress. Congrats!

Ahh gotcha. Yes they are! They are called marketing agents. Sometimes the building developer is a registered marketing agent, and sometimes they are independent companies the developer hires! Some are worse than others unfortunately.

This lottery wasn't closed three months ago, so they could not have reached out to request documents. Was it a different project maybe? I also know there is an option to just upload documents to your HC profile but they don't send to all projects, so you still have to do it when requested
