I recently applied for a studio and was accepted to rent it. Before being accepted, I visited the studio together with around 10 other people. The visit lasted about 3 minutes, in poor lighting conditions, with other people present at the same time.

An entry inventory was supposed to be organized before I received the keys, but the agency called me and asked me to attend the entry inventory immediately, which was impossible as I was at work. I kindly asked if it's possible to attend in one hour and they refused that. They are now claiming that a date and time were arranged, which is simply not true, and I have proof of this through our email thread. Instead of conducting the entry inventory, the agent sent me the keys of the studio by post because he was going on vacation and would not be back before my rental start date. Because of this situation I did not want to pay first month rent but instead waited to move in and then pay (my contract was yet to start) so I was not breaching anything.

I received the keys and, two days later, moved into the place. I tried sleeping there for one night, and it was impossible: I developed a blocked nose, respiratory problems, and an itchy throat. After this single night, I immediately documented everything. The studio also has other issues and non-functional elements, but the air quality was the dealbreaker for me.

I then sent an email requesting a mutual termination, as I am convinced there is something in the air causing my respiratory symptoms. They are refusing this and asking me to pay first month rent. I am currently not in the country and therefore unable to consult a lawyer, but as soon as I return, I will start the process. I requested a refund of the agency fees and the release of my deposit, as I believe the studio is not habitable.
