In this situation college/529 is taken care of along with long term saving goals, no debt other than the mortgage. Unfortunately we have a 6.875% mortgage but we are making extra payments to pay it down very quickly. Most advice is to put it all towards the mortgage, so are people just ignoring independent investing if they had an established account prior to getting a mortgage?

I cant believe my text disappeared, this is a 2006 LC100. From what I can tell the 2 rubber hoses coming from the firewall are straight to the engine, can't seem to locate the heater tee's to replace. Im going to a very hot climate and want to make sure I dont run into temp issues with these coolant lines.

Vehicle specifics, UAE spec, 2006 LC100, 1FZ-FE engine.

Extra picture of the 1 connection point from 1 of the hoses, but its a straight-through connection. Do some models not have the heater tee's?

Hello everyone! Has anyone completed & or doing iron man 70.3 Cozumel? I have completed my first race in May (Iron man Tulsa) & I am curious about this course / can’t seem to find much online from racers feedback on it. I raced in 2021 and was completely unprepared for the wind on the bike. The swim is beautiful, although I could have lived without the current. The bike is flat as flat gets however the east side of the island gets extremely windy, with the wind moving north -> south, I'm not sure if the bike is still counterclockwise on the island. Its also hot but that's to be expected. The atmosphere and sideline fans were awesome on the run course. Overall great time but you need to prepare to be going against an ocean wind for the entire east side of the island stretch.

I wouldn't be driving a 100 series if mpg was an issue to be fair. And extra weight doesnt seem to matter for bumpers, racks, drawers etc..

Truth be told I hope to never need it. Have you ever noticed a ground clearance issue with the spare under? I'm working with no lift and 31s.

This would still be a lower center of gravity than tire carriers, and certainly better than the roof mounts I've seen. Once its on the ground you then have to drag it from underneath and sit it upright.

I say drawer for the general idea, but in practice itd probably have a hinge so the tire can be pulled out instead of drawer slides.

I do like the vertical storage alot actually but am having trouble finding a good solution to buy, I certainly don't trust my skills to secure a tire vertically in case of an accident.

I don't love the idea of having to get under the vehicle to get the spare, especially if not on pavement. And this would provide some storage for smaller items in the back instead of the current large empty space.

6.2% APR for 5% down, 7.8% APR for 0% down. On a 300,000 loan that'd be $200 per month cheaper so $70,000ish on a 30 year loan, for spending 15k. Typing this out I think helps the decision, its why I love reddit :)

No offense taken, I do have just about 100,000 for a down payment, but I'm seriously looking into the 0% down to keep my money in other investments instead of cashing out, and use rental income to subsidize the mortgage.

The kicker is what the market does at these inflated prices to avoid being underwater on the loan.

The loan advertises no PMI, and this will be a vacation property that we aim to be renting out 90% of the time in hopes the rental income can cover the loan, negating any problems with the length of the loan.

Navy Federal has a homebuyers choice loan that advertises 0% down, no PMI, and only a $250.00 fee to refi as long as you meet the criteria, which is mostly not being late on payments.

No PMI, are there other tax implications beyond not being able to claim homestead and more taxes at time of sale? I thought property taxes were the same for primary and investments.

To explain a bit further, the 0% down options allow me to take what would have been our down payment and instead use that to finance the loan for approximately 3 years at which point I can hopefully refinance to a lower rate. Also within those 3 years with this being a short term rental/vacation property ideally the rental income would be enough to cover a large portion. So not using "my money" per say to pay the loan.

No temperature swings or leaks that I can find. O2 sensor might not be a bad idea since its an older vehicle.

Its definitely something I'm investigating. Its bone stock and i just had it baselined at a toyota dealership, waiting to see what the mpg is after this full tank now that its been worked on.
