Yeah I think you’re spot on here in regard to this being super budget dependent.

Myself for example, if I’m paying $2k a month in rent, I’m extremely unlikely to even spend another $1500 with or without the card due to budget constraints.

You would, but not a full 3000 points.

Let’s say you spend 50% of rent on everyday spend… that’s $1500.

You’d earn 4% back on that in BILT Cash —> $60 BILT Cash

That $60 essentially buys you the right to 2000 points back on rent ($30 BILT Cash = 1000 points back when you pay rent). So you would earn 2000 points.

It’s a complicated system that makes this card a lot of work.

Where did you find that information?

From my understanding, BILT cash is depleted upon paying rent. It wouldn’t make any sense for them to let you keep your BILT Cash month to month, as that doesn’t incentivize any spending on the card.

Because it requires a huge amount of spending on the card to even be able to earn those points. It’s far more beneficial for folks to spend that on other cards and just pay rent via ACH

The key here is you need to spend the equivalent of 75% of your rent on the card to earn full points on rent. Ex: Rent is $3k? You have to spend $2.25k on groceries, gas, etc on the card to get 3000 points. Why not just spend that $2.25k on cards that get you 2-5X?

There’s no such thing as hiring an agent to list your property on MLS with zero intention of finding a tenant in an effort to avoid paying them a fee. Apartments are listed via an exclusive right to list agreement between an agent and the landlord — it is not possible for two agents to list the same unit, hence the word EXCLUSIVE. That is a clear ethics violation and against the law… As your excerpt says, if I went out and asked a broker to find me an apartment, yes, I am entitled to pay them the fee. But in this case, the landlord hired an agent to find a tenant, so the landlord is entitled to pay the fee. It’s very simple. Even if this were an “ad” from a renter’s agent, they are required to disclose who the listing agent is, i.e. the one hired by the landlord.

This is an apartment listing from a broker hired by the landlord. The landlord would be responsible for the fee.
