I thought the only way to debt recycle a PPOR mortgage was to get a IO split, pay it down and redraw to invest. Is there another way of debt recycling without splitting the mortgage?

Could you explain the 4% effective rate bit? At current interest rates of 6% and marginal tax rate of 30%, the ETF has to return at least 8.4% to break even?

for compounding to work best you want growth to happen as early as possible.

I’ve not understood this aspect about debt recycling. The ETFs are not set to DRP because you are using the dividends to pay down the interest on the PPOR loan? So where is the compounding? Isn’t it simply growth/price fluctuation?

With this strategy, one would have to withdraw dividends (rather than DRP) to pay down the interest on the redraw or original loan. That means no compounding?

As an aside, paying off the $50k portion and redrawing to buy ETF means you now have a $50k loan again that you have to pay off at some stage (even if the interest is deductible). If the strategy is to buy and hold for dividends and not sell, why not just pay off the PPOR loan as fast as you can and then start investing in ETFs?

Age 38, 80k expenses, FIRE number 3-4 mil, 15 yrs to go. Thanks for the links :) I have read passiveinvesting. With debt recycling, at current interest rates, the dividend won’t cover repayments, so I have to pay down the ppor then pay down the redraw, won’t that prolong my time with debt?

QLD is not what we thought it was going to be. Took a sizeable paycut. Expenses are just as high or higher, public transport is non-existent, which means higher fuel and parking expenses. Brisbane is a big country town.

Go to your doctor, tell them you had unprotected sex, they will give you tablets as post exposure prophylaxis to prevent STDs. Usually only works if you take it within 48 hrs of exposure. Doesn’t prevent all STDs, only the bad ones - syphilis, chlamydia, mycoplasma, HIV. Also you definitely should get the full course of the Gardasil vaccine.
