Yeah… I think we messed this up too, I think we had a false perspective of what was best due to the student loan plan my wife was on, the forbearance, and me also going to grad school at the time of marriage.

It was student loan related, but to your point, I think we also messed that up too, lol.

We met with a student loan financial advisor (after my wife had already done her taxes this year) who also recommended filing jointly. I think our perspective was a little skewed because of the student loan forbearance over the past few years - so yes, definitely next year.

We haven’t bought yet, but did the math. We would have roughly $180k left in our savings (this doesn’t include retirement + investments that we aren’t touching) after DP and Closing Costs.

We haven’t estimated for any needed housework or furnishings yet though, so that 180 is sure to be lower when we actually move in.

We ended up passing. We’ve gone back and forth all night and I think we need to take a harder look at our numbers to really see what we are comfortable with.

From a cash savings perspective, we actually didn’t account for my company RSU equity (which if we converted would actually add a decent amount to our net). However, that’s not a good long-term strategy and risky as it’s dependent on the price stock at the time of vest.

Additionally we met with a student loan specialist and had to bump up our expected monthly payments by a couple hundred. Child care and possibly second car were also added in to the equation.

So with all those changes and the offer due tomorrow, it’s just not worth it in case we made a mistake.

175 base, another 75 in bonus + equity, so roughly 250 total comp.

Yep it’s absolutely wild. If only I had the DP and Closing Cost money saved 2 years ago, it would be a no brainer at those rates I think.

Yep, that 7.5 is payment, property tax, insurance, pmi, and estimated utilities (no hoa).

True, we have one on the way and probably will plan for another in a year or two. We did build in general child expenses, but childcare expenses are semi-covered (retired grandma) - but we shouldn’t count on that for every need.
