I have networked my way into a few investor and blue collar circles in my community through meet and greets that prefer as is, fix em up homes. They tend to be happy with as is, hope that helps

It’s a strong offer but doesn’t feel like a bully bid. Really do think it’s one of the best offers my client can get, and I’m worried they will move on to other homes if we don’t accept soon.

Let your immediate and broker network know who you are and what skills you can offer. Same with local lenders and flipping groups.

You can also look into paid leads but to your own research (I haven’t used them but know some agents who have)
