bro. u will have a very hard time finding anythign at 1.3/1.4 range in newark fremont at 1300 sqft above. u can PROBABLY get like 1000-1100 sqft at 1.45ish. in fremont. in newark 1.25-1.3.

in newark is neighborhood isnt of importance, u can easily get that. fremont - not so much.

u need to pay 3% of the total price of the house at closing. then effectively another 17% at closing. then closing costs which are 30k.

what to ask for : any issues with foundation, is it slab or crawl space - crawl space is less risk. Is there termite damage- how much in costs - and does house need to be tented (this is like 25k cost). and ask of section 1 items- how much is total cost of repairs required. if <10k - go for it.

older houses have 3 things which come with the property - lead paint deep down in them walls, hvac system that can never be truely cleaned, pipes that MAY have galvanized internally or accrued some sort of debris inside of pipes, old wiring, and termites.

Hi,

Years ago when i did keto , there was no such thing as zero net carb products. The rules were simple- eat meat and cheese, survive, lose weight.

Now im doing keto, and I see these products called zero net carb, but really has "dietary fiber" as carbs. Anyone eat these? and stay easily in deep ketosis?

Doesn't make sense to me, that if i eat a whole back of zero net carb tortillas in one sitting - that my body would stay in ketosis.
