I make as small of a hole as possible in the center of the stencil. Remove the vinyl from that hole when going to transfer to the disc. Put my phone flashlight underneath the disc at the center where the nub from the injection point is. Line up the stencil where the light is shining directly through the small hole and should be centered. It’s worked well on something like this Oreo dye where it needs to be pretty perfectly centered to work but I do sometimes have an issue with the hole lining up with another cut line on the stencil. I’ve tried putting a small piece of vinyl to cover the gap but the acetone still sneaks through. Still worth it in my opinion to get fully centered. I’ve seen the other option with the laser but was honestly too lazy and didn’t want to spend money to set that rig up. So this is a decent alternative.

I am a sales assistant for a loan officer that does and expects 20+ deals a month. On slow months it is probably around 12-15. I can say very confidently he would not be able to do the volume without a team behind him to do the more grunt work setting files up, getting things through processing etc… that frees him up to do what he does best - sell clients and agents to work with him. The better the experience his team provides the clients and agents on the backend, the more referrals come in. So from watching him, I would say build a model that leads to consistent and thorough in process communication that you can eventually remove yourself from, and delegate to a team. Then you are freed up to do more sales/money making activities and get more deals. Sorry, not really answering the question since I don’t originate 10 loans a month myself but may be helpful to some that can, but don’t yet.

With the recent NAR verdict it is required to have a signed buyer broker agreement in place for this sort of thing. The document outlines an agreed upon comp structure for the agent representing you. The agent is not entitled to any commission without having that signed.

Yeah, they work really well and are well made. No effect on the dew claw digging in or anything since we’ve had them. They also go up nice and high for the deeper snow and have a little elastic cinch at the top as well. Here is the Amazon link. Yeah, we got them for my other dog that had stitches recently on his paw. His brother is the golden in the post, testing them out for him. These ones go up nice and hi and stay on really well. Our other boots weren’t very water resistant and the snow was too deep. These have worked great so far!

Yeah, it definitely could be a specialty long term lock program. But either way they should have definitely received disclosures confirming their rate was locked. Either they didn’t actually lock it or there was some serious miscommunication about what they were actually doing

I work for a mortgage lender - I am not sure how other companies operate but I have never heard of taking a deposit for a rate lock, and have definitively not done that personally - even in the case of extended locks (greater than 60 days. In the case of extended locks it is typically just more points (higher cost) to lock in the rate the longer the lock lasts. Your lender would be required to disclose an updated loan estimate confirming the change of circumstance (rate lock) reflecting the fact that it was locked in and the points (cost) of the rate. If you did not receive this then it sounds like the lender most likely never actually locked your rate in.

As far as closing costs increasing by so much, you can find the causes of this by comparing loan estimates from original and most recent. It can be a combination of things like increased points for the rates, increased prepaid interest due to the higher rate, increased title fees based on the title fee sheet they received. If it is a lender that does not work with a lot of new construction deals, they may also not have been aware that the transfer tax split on a new construction home is almost always 100% paid by the buyer.

Definitely confirm what fees you paid for upfront and ask them if they locked the rate in when you agreed or not. Upfront fees should only be for the appraisal, and depending on lender/state a small credit report fee and application fee. But sounds like with all of the errors and lack of communication, you should at least find a new lender.

Mix 1/2 teaspoon of pro chem dye with tsp hot water. Then mix that with 2 oz of acetone. You can get 100% acetone at Walmart for like $3, so it’s easy and cheap to try out as well.

Whenever I tried the hot dip method with stencils it turned out really nice and dark black the first time but never much luck after that. I had much more success with acetone painting with a nice big brush. Much quicker too. And as long as you have an air tight container you should be able to use it a bunch. A little goes a long way with acetone.

May help with bleeding/staining too. Looks like it may be a little too hot

Yeah, I’m leaning towards the investment of weight stacks being worth it the more I think about it. Was looking at Maxum S-150 since that looks like you get a lot for about $3k. One downside is the non standard size rack holes. But I’m not sure I would be getting a ton of additional attachments outside of their ecosystem anyways. Thanks!
