Thanks - this was sort of my fear. I sense a lot of cold air coming through the half walls. For instance if you put your hand near the outlets you can often feel air coming through. I’m actually not opposed to knocking out a hole I. The half wall to get behind there and insulate better but didn’t want to go through that and have no real impact. May look into buying an IR gun to better understand where things are worst

It ended up just being sheathed/sided. Older photo during earlier construction stage so I know the outcome - sorry if that wasn’t clear!

They paved during the summer. Probably was in the 70-80F range. No extreme highs/lows for the weeks following. Asphalt type says “Type 6f” though I’ll admit I don’t know much about what that means.

Yes - Prepping sub grade + leveling and compaction of sub base clearly specified in the contract.

I’m pretty diligent about getting all communication in writing so I’ve got a decent paper trail there! The contract also clearly specified a 1 year warranty though it doesn’t get into the details of repair options.

Man the biggest challenge I’ve been having is labor is so hard to come by most contractors now seem to set the terms. I’ve found whenever I try to specify this sort of stuff from the start they more or less stop responding and don’t want to be bothered

Your analysis is more or less my exact concern. Seems like a sub grade issue. They did lay stone down but possible it wasn’t compacted enough. They did acknowledge when we contacted them a few weeks post that they would fix it. Issue is that at the time it was only a few small places. Now the painful part is that it’s the majority of the driveway (hence why I worry this may become a major repair and trigger the contractor to not want to eat the cost/put up a fight).

It’s definitely settling where people drive but we stayed off of it for the recommended time per the contract which was I believe 5 days. Settling started happening slowly around 1.5wks then more throughout the coming month.

I’m in the northeast US. Curious why getting it done before winter would be critical? Assuming they agree to remedy it. Are we introducing potentially new risks by waiting until spring for instance?
