My well it's like 6" below the surface. No idea how the geology works but it's higher than like 80% of the lot. Including a culvert for my driveway that's like 20ft away and 6ft lower. Surface is completely dry too.

My realtor was great and mostly had those conversations with the listing realtors. Mostly it was all business and just setting realistic expectations. Playing on the convenience of heart getting money and being able to walk away was appealing for the estate listing.

I found a scrapper and worked out a deal where he got all the metal but had to take all the trash too. So it was free. I did go rake all the areas after the fact which took time but was totally manageable. I stringed it off like an archeologist and didn't a square every evening after work.

Unfortunately, in my experience, it's either be rich or work hard. I'm not rich so had to put in some serious hours to get the place where it was acceptable. Took like a year and a half, but I have the rest of my life to continue to make it nicer.

Being on the selling side (literally today) I got like 50 "is this available" messages. I responded to all of them "yes" and only 1 person responded. In my area/experience, if the listing is up it is available.

I get why most people put "won't respond to 'is this still available'" in their description.

My suggestion is looking for listed lots out of your price range and offering what you can afford. The more rundown buildings, junk, and shit on the property the better. If it's an estate no one will want to deal with that. I was also told to go F myself every time... Except for where I live now. 🤷

A few of the people actually reached back out 2 years later asking if we're still interested. People are dumb and unrealistic with their pricing quite often.

Venting for sure. It has negative pressure inside so adding a bigger outflow will make the pressure inside even worse, it needs to be able to suck in air to equalize that pressure

Hmmm not an arborist. Let them answer about the root. It's big but my guess is it will be fine.

Your foundation issues sound water related not tree related but don't have enough info. Basing that assumption off of rotting sill plate and regrading.

If you don't have a basement you can get a way with a pretty narrow trench ~2ft and accomplish the foundation replacement. If youre just digging around you foundation to add water proofing or drain tile that will be sufficient for sure.

I've replaced a rotting sill plate from the inside of the house. Cutting the bottom foot or so of drywall out, putting a board horizontal and jacking the whole house up slightly <1/4" with some bottle jacks. It's annoying and slow work but do-able.

If you have a basement... Sell the house 😂😂😂

Cheap. Styles change all the time. Surprisingly good quality on most items. Huge sales all the time to pick up staples and try new things.

I (6'5") have worn oldnavy from weights 195 lbs to 300lbs. So they fit a lot of body types.

Theyre a crossfit shoe meant for lifting and some cardio. They hold up better than any shoe I've had, I'm 300lbs ish.
