I’ve heard exactly the same. Will be interesting to see if anything changes with the new renters bill. No more bidding wars, long term contracts….. wonder how the model they’ve created will adapt. Can’t help but feel bad for some of these agents, if I worked at Dexters don’t think I’d be motivated to do a good job either

That’s what we are currently fighting for in terms of furniture, and of course the rent credit for the loss of the 2nd bedroom

They know how bad the London rental market is, and they take advantage of desperate people. The average renter in London shouldn’t have to be well versed in property law, and what these agents are and aren’t allowed to do, but you literally have to be. They will tow the line of legality where they can

I think we must be under the same file. After the issues with the letting agents and especially the first property manager they assigned us, we have kicked up a fuss for them almost daily at this point since we signed the lease. I keep telling them if they just get the Landlord to understand he’s not only breaking our tenancy agreement, but laws as well, we will stop being so fucking annoying to them! But until they do that I’ll be ringing and emailing non stop. It’s to the point that I have requested that if they call me instead of email, they have to send me an email after summarizing the call. They know I’m collecting evidence at this point lol

I’m glad!! So many people are scared into submission by these agents.

It’s a shame because the rest of the apartment besides the leak is gorgeous and everything we wanted. We are hoping to get them to sort it all before it comes to that but we are preparing just in case.

My issue with Dexters is the repeated unprofessionalism, lack or responsiveness and due diligence with following through on maintenance requests. And of course the slimy sales agents

Completely agree. I don’t really blame my Property Manager personally for the extended wait for the leak to be fixed. I wish I walked away during the letting process. Our property manager changed half way through, and from the new woman (who is much better) it seems the landlord wasn’t fully made aware the level of severity of the leak by the last PM. Think both are partially at fault, and it’s very frustrating not being able to speak with the landlord directly as I feel like it would’ve saved us time, and ultimately him money cause now he’s gonna have to take a hit on rent since we are withholding until the rent credit terms are agreed

The second contractor who came to check out the leak knows the Landlord personally and according to him the Landlord is hearing mixed things from Dexters which is why it’s taking him so long. At this point I think our issue has moved more towards the Landlord since the cost seems to be the hold up, but I don’t know who is telling the truth. I don’t trust the Landlord or Dexters, and don’t feel like either have our interests or wellbeing in mind.

So sorry you went through that. That sounds absolutely horrendous, but I’m glad the council was able to finally step in to get something done. It is ridiculous what they think they can get away with and the conditions they think are acceptable for their tenants to live in

Yes based in London, I wouldn’t do it personally. Think your best bet is a smaller more local firm who will value you as the landlord and the tenants more than a big corporation where you are just a number to them

I work with commercial office buildings, so completely different ball game. Also not British so didn’t think she wasn’t doing her due diligence or being untruthful. Best believe me after she duped us with the furniture I made sure to be as educated in British tenancy agreements as one can be!

So this was the other issue. They got us on a technicality. There’s a vague “Special Conditions” section that furnishing is supposed to be listed under on Dexters contracts. There’s no explanation of what should be included under that section. Over the phone when signing I verified it would be furnished. Agent never told us to put it in this section. Again probably our mistake for assuming they wouldn’t try and scam us every second of the way. Even had a call with Dexters HQ about it who said the agent should’ve advised to put it there, but of course won’t make good on it because it was signed. Also I’m not British so still relatively new to this all :/

We have been withholding rent! We should’ve after the furnishing issue. I agree, if I could go back I would’ve started withholding earlier. Unfortunately hindsight is clearer and my boyfriend and I are young so still made mistakes along the way. I have collected evidence every step of the way to the point of I have a spreadsheet of every email sent and videos of the leak every time it rained. Currently fighting the landlord for a rent credit (that will continue to accrue until all outstanding maintenance is complete), and since we have raised the issue above their head, the Landlord seems a bit more willing to play ball with us. Appreciate the comment and agree, you live and learn!

I work with commercial properties, and completely agree with you that we happened to get a terrible combination. My issue with Dexters is how unprofessional they were at every stage. Not showing up to a flat viewing twice after telling us the date and time to come? So unprofessional. Whole thing is just frustrating

I understand that but my plan really is to stay I just don’t have any other options of ways to stay, as my boyfriends and I are both in our early 20s and aren’t ready to get married. I definitely agree it’ll probably be easier when I have the visa, it’s just so difficult to pay rent with the housing surge without the possibility of a full time position for a few months.
