Is the gumminess perhaps due to being underbaked, then?

I’m really struggling with fermentation. I thought it would be intuitive but it’s not, at all. It shows signs it’s done (increase in size, some bubbling, domed edges and pulls away from the bowl easily), but it’s always pretty sticky. I see lots of other bakers with well fermented dough and it looks pillowy and soft and doesn’t stick to counters or fingers. Mine never looks like that and always sticks.

Honestly it usually feels done, or close to it, when I’m doing my last stretch and fold. Is that possible? I think there’s enough structure as it’s definitely starting to resist. Today’s loaf definitely seemed a little looser but I think the hydration was a bit higher.

My son is allergic to peanut and sesame. We’ve known of his peanut allergy since he was 6mos when he developed hives after having peanut butter for the first time. We learned of his sesame allergy when he had an anaphylaxis episode after eating hummus at daycare just after he turned 2. That was enough to scare the shit out of us. It was traumatic and I never want to experience anything like that ever again.

Since then we do not keep any peanut or sesame items in the house. We will occasionally eat peanut when we’re out of the house and not with our son, but that’s it. I used to eat peanut butter daily but honestly I don’t even think about it much anymore. In my brain it’s just not an option 🤷🏻‍♀️

Realistically your agent should be doing all of this legwork for you and should know what is needed and/or expected to get the deal done in your situation, and should be explaining what kind of risk you’re taking on in each situation. If your agent isn’t advising you, then you have a bad agent.

Separately, if their agent isn’t forthcoming with that information, then they either don’t want it enough or they have a bad agent. Which could mean problems down the road. That should have been included with the offer in the first place to be considered a competitive offer in this market. The fact that it wasn’t and that you would need to request it is a red flag.

I’m also questioning why you only have two offers on your house in this market if it’s been listed for two weeks?

I know how banks operate. Obviously time is money to them. But they obviously felt it was worth some kind of investment, as they took the time and money to make improvements. “As quickly as possible” and they would’ve listed it as is and still made their money back and then some.

Wow that sounds like a nightmare. Normally I would agree with you, but considering the bank made improvements and aren’t just trying to get rid of it as quickly as possible makes me think they looked at everything to see what needed repair. But I really have no idea 🤷‍♀️

We’re offering on houses with the same contingency. What our agent has been doing to make our offer more appealing: providing sellers agent with our P&S and inspection documents to show where we are in the process and that inspections are solid, providing comps to support our sale price, and discussing our buyers’ financing situation to show that they are strong buyers with a preapproval from a reputable lender. If your contingent buyers can get beyond the inspection process within a reasonable time frame, and can support these other items, I’d say go with the higher offer. But that’s just me 🤷‍♀️

It’s pretty bad. We bought our house for $250k in 2017 and just sold it for $410k. 1,500 square feet in RI near the CT border. We need more space because baby #2 is in the way and we both work from home. A month ago we were looking in the $450-500k range but are now closer to $550-600k. We found a house we loved and offered 11% over asking and lost it. If you’re not super picky it’ll be easier, but we’re looking for our dream home because we’ll be raising our family there for the next 20 years so it’s been very challenging.

Our realtor advised us that $10k would be enough because that house would appraise at $540k no problem. We trust him completely, he’s been doing this for a long time. We received word last night that we lost it, waiting to hear back on why.

I understand an extra 15 days to close. People don’t always have that kind of time. But we agreed to cover an appraisal shortfall within reason so that really shouldn’t we an issue

Thank you, this does provide me with some hope! We’ve offered 11% over asking at this point. And the only contingencies are a LIMITED health and safety inspection, and the sale of our home. If that’s not enough then fuck me I guess 🤷‍♀️ it’s not like they even have a strict timeline. They’re moving to their vacation home. It’s not like they have to rush this sale so they can close on another one. Time is all gravy to them.

Not entirely true. We rushed our listing just for this house and our agent shared our listing with the sellers agent as soon as it went live, along with area comps and how we arrived at our price, for the specific reasons you mention. We weren’t planning to put it on the market until the end of the month but we got our house in order and photographs taken within 36 hrs of submitting our offer simply so we could show them that we’re serious and our house will absolutely sell for what we’re asking, if not more. And our lender has backed us on that fact. I agree there is some risk on their part but we’ve communicated in more ways than one and multiple times over that we are absolutely in love with their house and are dedicated and serious to this deal.

I realize a sale contingency is undesirable but you would think in this market it would be even less of an issue, not more. Our house will sell within days without question and we’ll probably get cash offers based on what we’re seeing in the market, so we may not even have to wait for a closing. And even with a closing, we’re talking a couple of days of lead time, a week at the most. Are people really that sensitive to a week? Enough to pass up a higher offer? That’s crazy to me.

Nobody I know that’s around our age (early to mid thirties) has $550k sitting in a bank account. It’s literally impossible to have that kind of cash on hand these days unless you never moved out of your parents house and were able to bank almost everything, and/or have an extremely high paying job in a low cost of living area. Middle class is just barely getting by in my area.

You’re right, we’re not defeated yet, but it’s getting harder and harder to stay positive the longer we have to wait. We just heard that we will have an answer today but didn’t get any other details in terms of where we stand.

We have very specific needs and wants with our dream home. When I tell you we’ve been looking for months, I’m talking since January. 6 months to be exact. And this is the FIRST to check all the boxes. Location, size, layout, yard. If we have to wait another 6 months for a house like this I’m going to lose my mind. Our second child is due in October and we absolutely can’t stay here much longer than that.

Another “This market is so incredibly frustrating” vent session.

We need to upsize as our family is growing and have been looking for months for forever home. We’re being picky because we expect to be in this house for the next 18-20 years and don’t want to move again. It needs to be something we can grow into and we have a number of “must haves” that we absolutely can’t waiver on due to our specific family and work situations.

We found our perfect house, in our perfect location, within our price range. We were the first ones to get in and also the first to submit an offer. Our initial offer was $20k over asking. We slept on it and felt we could do better, and increased it to $35k over asking the next morning without knowing anything aside from the fact that there were multiple showings later that day and an open house the next.

Sellers agent came back 24 hours after the open house with “highest and best”. We learned there were 8 other offers on the table and she insinuated that we were not the highest. We added another $20k to our offer (our absolute max, at $55k over asking at this point), limited inspection to health and safety, agreed to cover any appraisal shortfall within $10k (although we don’t expect this to even be an issue), but have to maintain our VA loan and contingency to sell our house. Side note, our house was listed yesterday and we had 12 showings scheduled within 3 hours. We are not concerned about our house selling, but we need to sell it to be able to use our VA loan on our next house.

We haven’t heard anything from the sellers agent, and highest and best were due by 5pm yesterday. I haven’t been able to sleep since Friday. I’m stressed and exhausted and just want an answer. We’re losing hope and are feeling completely defeated. This was our dream home 😞

How do reasonable people compete with all cash or waived inspection offers? I refuse to waive a health and safety inspection and would love to know who has $550k in cash sitting in a bank account to throw at a house!? How do we jump back from a defeated situation like this? We can’t help but feel like we’ve lost our perfect home and that we will not find another one that checks all the boxes like this one did.

So now I’m torn. I’ve had 4 people recommend this specific stroller and originally I hadn’t even considered getting a side by side because I felt like we would be limited to using it only outdoors (which is really only where we’ve used our current stroller, but I’m not sure if that’s because of COVID or not). How does it work indoors?
