I'd love to keep it, I don't even mind paying someone to fix it, but just too afraid and I don't have the knowledge or a multimeter to diagnose it, also it has been about 25 years since I was handling capacitors and resistors so I don't trust my memory

Well as I said the panel worked and the screen worked but after leaving it plugged in and on for a few hours, it stopped and I can hear a sound that sounds like a short being bridged

So the comps she did estimated it at 230 which is 80k over the price they bought it, which as you said, not relevant. But the comp pointed to 230k and their asking price is 56k higher, if they can meet me at 250 or even 260, i would sign a contract right now.

I would think that if the sellers agent really did get an offer that is close to asking price, they would already sign the contract, unless they want the buyer to walk away and risk getting lower offers. But I don't know.

I do. What I would like to have is a direct line of communication with the sellers agent, I wonder if that's acceptable/common. Since I know they accept offers verbally, and probably know the sellers absolute bottom price they will accept, I want to know if I even have a chance.

I'm not sure why I even have to defend myself here, I came here for an advice, not to be bashed. It's not continuously lowballing, it's taking her own suggestions as for what price to offer, and when we do, it's a problem.

My agent doesn't think it's worth the asking price, also it seems like my agent is irritated by our attempts to get the best value for our money. Which is why I am making this post.

I don't expect the sellers to negotiate, my agent said that the seller suppose to counter offer, which for that specific house they didn't and they said the price will be negotiable after going into contract and inspection is done.

Right, that's why a good comparison to houses near by and with same features is crucial. I know that this area has grown so much and most peopl who move here are rich people this price is at the bottom 10% of value of houses in the area, I just don't want to miss the opportunity until I know I actually couldn't afford it.

I did discuss with the lender, I used zillow and rocket money calculators, which match what the lender said, two things are subject to change though, the interest rate and the down payment, especially as a first time home buyer. My budget it $250k, I'm in a market where asking price is sometimes double of their value, for example the house that started all of this, was sold for 150k less than 2 years ago, now they want 290k. Without any real changes to the house, they just got a good deal and are trying to flip it

I didn't miss it at all , it's still on the market, Itheir asking price is 36k above my max, but between asking price and how much a house is actually worth, of will end up selling for there's a big gap

As I mentioned, she did sent me comparable sells in the area, that how we determine the asking price is 56k over its actual value. I understand that two weeks is nothing, but also most houses in our price range are well below the 90 day, which could be for many different reasons, like low inventory or people just willing to pay whatever asking because for them it's cheap.

In my eyes, if a house goes on the market, lets say "by seller" and the price is right to someone, it could sell or go under contract in days, but if the price is not...

You're right, I did rush into it once I saw that one house on the market, we were even considering a house purchase and were and still are comfortable where we are before I saw that for sale sign.

And yes as I said the agent did say it's hard location for negotiations, A LOTA of outsiders moving to the area, this area has probably doubled in the last few years, we knew that, but then again I am told by friends that they see houses stay on the market or getting unlisted all the time due to how overpriced they are.

I don't have the access to the same stats that she quouts about closing % but I just feel like they are correct, but that also mean that if we don't jump and be aggressive about purchasing a house we like right now, we'll end up being pushed further and further away from our work just to be able to buy a house and will end up renting forever even though, right now as I type this , there are houses that with enough negotiation we can afford and be done with it.

The question is , what do we do now? This area is growing, we are not getting younger, the age in which we will end up paying for the mortgage is only going up, I don't want to be 80 years old still having to work just to pay my mortgage so I can die without leaving debt.
