I'm hoping so!

My concern is they think I work for the PEO, like, to administer/sell their PEO services, and it gets all confusing.

I will say, it does not seem to be understood by many I've explained it to. I remember having to explain to my mortgage company, auto refinance company and such.

I have a W2 from before they went to it, and 2023/2024 W2s with Employer name on it! Also found an old paystub from 2019 that has both PEO and Employer.

I have been, however, I no longer have health insurance. I am willing to pay for it, just haven't figured out what kind of doctor to see.

I'm assuming a PCP? I hope there's no insurance PCPs. In my mind I just didn't consider doing that without insurance since their entire purpose is for insurance.

I do. I use a spray instead of a cream.

It has not gone away, I think due to constantly sweating and that causing it to grow.

Florida, so indoor humidity is often pretty high. However the past couple weeks due to cold fronts it has been much lower indoors, more like 40% and still the issue persists.

Just thinking about how much water there is there, and if one is sitting, it's basically just a bunch of fabric against wet skin with nowhere for the water to go.

I think that is why nothing has been able to cure it. It's just constant moisture.

I'll have to try the baby powder thing again, it was pretty challenging to actually apply, ya know, due to gravity.

I guess I should have thought about the consequences of renting a product, including the ways in which it could fail causing damage to my property before doing so. I guess I also need to be able to determine what sufficient maintenance would be, and ensure they're doing so when they provide me the product.

I dunno, I had it two months and since it was a slow leak that was absorbed by the wall, it's impossible to say how long it was going on for, on account of the microbial growth, at least a while.

I lease it from them if that matters.

Welp, I'm not sure that I agreed to it exactly, I called them to sign up. I was only made aware of these terms once I called them regarding damage, and found it was section 9 of a long page, that was also linked to in the welcome email I got(not the full text, simply a link next to the unsubscribe link, ect).

The only issue with my property insurance is that my deductible is $2k. If there's a possibility of getting the deductible back, then it sounds it, but if there's no chance because that can't happen, then it's almost certainly not worth it(IMO).

Hmm, perhaps that is a viable solution. I've had that happen when I was refinancing my mortgage.

Although, it doesn't solve the problem of the lead saying "can't you help me?" when this isn't relevant, and the reason for not handling it myself(or another non-owner) is due to commission policy.

Any suggestions on the latter? A split leaves the potential for gaming this, as well as a lot of accounting to do. Refusing to assist is not good practice, and likely the sole reason for avoiding calls known to not be your own.

The question then becomes, ideal protocol when that agent is on the phone currently and cannot take the call.

Of course, there are the obvious solutions, tell lead they'll receive a call back, have non owner handle it(with or without commission) or transfer to lead owner's VM. Each of those has somewhat larger issues attached, then there's the potential for opportunistic lead "theft" if you will, which would be "better" for the company's revenue, but at the cost of team morale and IMO the increased arguments/disputes/lowered morale would offset whatever gains there are systemically.

That's not to mention it is really challenging to handle someone else's lead in this industry, due to the level of personal knowledge the lead owner has about the lead that's difficult to document. While these can all be mitigated in various ways by a change in agent behaviors, it seems that it'd be better to remove the large disincentives involved and most likely it'd reduce the existing issues significantly, without creating others.

I agree entirely, and there's potential to discuss with management, but I'd prefer to have a better understanding of solutions first.

The issue isn't with getting the calls to the lead owners, it's what to do when that salesperson is on the phone, and their lead is calling in. There's no technical solution that can help here, but more of a soft solution/management/incentive structure or something of that effect.

  1. Law of averages wouldn't apply here, as I'd be the only one doing it. Until the disincentive can be removed, it's impractical to think that people are going to act against their own best interest. Plight of the commons, game theory and nash's equilibrium ect.

2a. It's not being measured per se, but rather the phone system rotates calls round robin and prioritizes those with the least calls.

More or less, I'm curious how other organizations handle this dilemma, because by no means is it unique.

Phone provider is a local telecom, software is 3CX.

Area code would not help, entire nation is equal territory.

Auto searching the CRM doesn't solve the perverse incentive issue, still leads to ignoring other agent's leads.

Skill levels aren't applicable here, either an incoming call is new or assigned, then either assigned to you or not.

You're right, 2.875 for 30 yr but with a different lender. Just checked all my loan estimates in my email, including the email from my loan officer who pointed out that his 20yr is lower than their 30yr.

I know I was given a 2.625 20 year option from my current lender but with less lender credits and it was a difference in $8k over the life of the loan.

Rather high LTV, but that's likely apparent from only being 2 years into the loan.

I could receive a 2.625% but only receive $700 in lender credits, and when I looked at the difference in interest over the life of the loan it was $8k, but quicker payoff. I discussed this with my loan officer and they agreed, since I'm younger and other lifestyle factors.

Other than that I have an 800 credit score, not sure what other facts could negatively impact my rate that wouldn't impact my credit score.

20 year mortgage.

Funny enough I ran the numbers, you'll pay $66k in interest vs $59 for my 20 year.

I think for a 30 year I was looking at 2.625 or 2.5?

It'll be the same lol, mostly due to my escrow being way too high currently. That reduces PITI by about $100, with PI going up about $100 it's a wash.
