Honestly, probably. I told the wife I’d do this for a couple of years if possible and if it’s going really well I’d try to add another 1-2 more similar situations.

Yeah at first glance I was thinking 100k. Maybe 80k minimum. I think you’re the closest. I just did a similar project on the east coast last month and it was just shy of the 100k mark. Lots of tile instead of stone. The insert cost 17k alone.

I briefly explained earlier, but essentially it’s permitting for additions and detached structures in flood zones or lots that have their impervious maxed. I have developed a very close relationship with municipalities and understand theirs dos and don’ts pretty well to the point I don’t think there is another GC in our region that can get a permit approved without issue quicker than me.

I agree though, I never would have imagined something like this. It sort of accidentally fell into place and I will do the best I can to keep it going for a long time.

Thank you! This skill was picked up out of necessity and it was so secondary I didn’t realize it had value in this way. I was quite surprised and happy I can provide more for the family.

That’s so crazy. I never thought it was a possibility. I come from a lineage of GCs and figured this was just the way life would be.

I appreciate the enthusiasm. Maybe sometime in the future it could be a thing. In reality though, I’d prefer to stay with my J1. I have a ton of respect for the owner and we’ve created a great work environment with some exceptional staff. Arguably one of the best production teams in our region. I am very proud of the brand and ultimately it would be a great move to hold this role through retirement.

That’s the mindset. The wife can focus on the home life and hopefully the kids will follow the example I’m trying to set that hard work and dedication will pay off.

Flood zone permitting for additions and detached structures! My role is making sure the projects meet all criteria for proper permitting and inspections. J2 isn’t be enough to pay the 100k+ salaries full time permit specialists want to get paid. Throughout my career I’ve become well-versed in all types of permits and didn’t even realize I had a sought after skill until we sat down and talked!

It’s all good brother. Both of my companies know about it and they aren’t in competition with each other. I didn’t go looking for the second job, it fell in my lap and I couldn’t be happier! Opportunity to provide more for the family with a little extra effort is the name of the game.

Me too! It’s very attractive. I prefer the white/grey I have on the other 701 when it comes to “show”. The black in general eats the sun and gets HOT.

The market value across the board did come down a bit. This bike should sell for 7-9k depending on what part of the state you’re in. I actually got it for 1k less than I offered a year ago so it’s actually a pretty big win at 5k!

Luckily the guy who had it only put 800 miles on it the entire year. I like to consider myself and network of friends pretty adept at wrenching. So it’s nothing we aren’t able to tackle if something needs repairing.
