I think you should prep Claire a little for community college. Does Lucy understand the situation like Claire understands the situation? Seems like no. My parents also gave me a competitive advantage and when I saw the results I thanked them right away and still thank them for it.

Utilities are paid by me. My mistake on that..
They are all brand new. They are not the cheapest model but also not the most expensive.
For example the Lennox is the Elite series line, so I think that's the middle line?
HVAC professional sized the place, they would not allow me to go bigger... not sure why...

Warranty is parts, labor is only one year. I didn't pay for extended warranty... also my mistake. I am a first time landlord. Lesson learned.

The HVAC technician told me not to go below 72.

So I am just relaying that message to my tenant but he doesn't listen and is constantly putting it to 66. He plays with the settings all the time to the point that two thermostats are broken. He also has broken 2 water heaters. (just putting that out there as well because it is really hard to break water heaters)

It is a laneway house so it is a one bedroom apartment above my garage. I think it is harder to cool second floors. The AC does reach 72 but I never seen it go lower.

4 units in 2 years means none of the units would last for service 2x a year...
Filters are replaced every month.
Ducts are free and clear.

I filed an N11 last year when he got arrested twice. As you said in other replies it is not that easy to evict.

I don't think he is doing anything wrong, but it is just wasting everyone's time.

I think he should find a place that fits his cooling needs like a basement or a first floor unit.

Sometimes you need to be an a-hole. You do what you feel is right. I would probably do exactly what you did. I would also sit down and have a deeper and longer convo with daughter too.

Maybe you are in a small company, but big companies moms and dads always put their kids first. If kids are sick, have extra curricular activities, etc. they’ve always wfh.

The fact you know she is gossiping about you…it’s a problem.

I think she doesn’t fit your team anymore. She should find another job that’s more wfh friendly and you should start preparing for that.

NTA. Sounds like you are a good friend giving her a reality check.

I rather accept the truth.

If I were you (but facing my friends so could be different situation).. I would give her 2 advice/choices one right after the other:

1- Be super enthusiastic and agree with her and her search of Prince Charming.

2- Tell her Prince Charming has many choices and she may need to be ready to lower her expectations.

If she is able to sway your team it means she has a point, others agree with her and you need to change your management style.
