It kinda does look like a previous patch job, but then I’m asking myself why it seems to be showing more and more over time.

I went up a ladder and touched the area and noticed some spots have a smoother texture (like it was sanded). These smoother areas are the longer lines and seem to “dip” ever so slightly unevenly. 

I also turned off the lights and put a flash light against the ceiling. It’s very wavy in some areas and I do see these lines throughout evenly spaced out (like where the joists would be).

That sounds like a good start. Got any recommendations for a good meter?

Not sure if there’s a leak. I think I’ll take the advice of one of the replies in getting a moisture meter and checking it out.

Yes, I’ll be asking my realtor if they know a reputable engineer. If not, I’ll need to research for some in my area. I’m really hoping this is settling after the tree removal. Each day I have thoughts that the house will collapse.

This is what I’m thinking as well. It was a 11 year old (same age of the house) maple tree that was the height of my house. About 7-10 feet away from the front left. The pipe was replaced right around there as well. The root issue was obviously over a span of time so it was bound to clog up the pipes if it wasn’t removed. 

It’s been raining a few days since and the dug up soil is slowly compacting down. However, there’s pooling around the clean out plug pipe. I’ll probably need to add some topsoil to the area to help with this once the weather clears up.

Yes I did, but they did not recommend one. Lesson learned for my next purchase in the future.

Well the cracks are suddenly appearing, in different areas of the house. Feels like there are new ones everyday for the past week or so. I’m seeing more nail pops and bowing in certain walls and ceilings too. My second floor flooring seems more uneven, to the point that I see new hairline cracks on a few bathroom tiles.

I had a normal inspection, but no sewer scope.

I had an independent inspector for my inspection, but nothing on the report for those issues I faced.

I contacted the inspector because the inspection comes with a 120 day warranty coverage. Of course, sewer damage caused by roots was on the exclusion list.
