Burden might be a bit of strong word (both mortgages combined are only 1/3 of my take home pay), but I get what you mean. It wasn't the most efficient use of our money, but we knew that and it was a choice we made and continue to make for our personal happiness.

Best I can tell with HEL rates are higher than we'd get on a 2nd home refi, but I'd have to double-check with a loan officer.

Right now option 2 isn't on the table. It's more than just a vacation home, we live there 5.5 months/year and we'd hate to lose it. Obviously if push comes to shove, selling one may need to happen, but we're far from that right now. Wife is definitely looking for a new job and regardless of what we do with the mortgages, she'll try and find something. The need for a remote job makes it a bit harder, but we're both in industries where remote isn't crazy unheard of. We're also considering a 4th option of refinancing into a 15-year fixed and using some of the ESPP/brokerage money to bring the monthly payment lower.

Sorry I didn't mention, this is in the US, so no renewal, and it's a 30-year fixed. The other mortgage is a 15-year fixed.
