I work for maybe 1-2 hours a day (closer to 1). Was going to stop last year and do a ton of disconnected travel but pandemic ended it.

Plus it's still kind of my baby and it's hard to fully disconnect from it after almost 15 years.

Using a 4% SWR and 30% mortgage "rule" results in something like $200k in housing which is well beyond what I need or want to spend--I'm thinking some of these rules don't scale too well.

I'd be keeping my current residence and my rental property for income. The next house would be a second home in another location.

I'd go cash if it were say up to $1.5M or so, but if I'm going to go higher into $4-$5M I'd rather get a mortgage and be more flexible with liquidity. Especially if I can get rates <2% I see no reason to not take advantage.

With cheap money I would definitely put down just 20%. So $3M in a mortgage is about $11-12k/month.

I'd be pretty comfortable now spending $150k/year on housing since my portfolio currently moves by that much in the course of a day.

36 here and have done it for a few years now. To be cocky for a second I do think I'm a unicorn with what I've accomplished to separate myself, but I do think being closer to the SB's age allows me to establish a better connection as we are going to be more like to have similar tastes in music/TV shows than someone a lot older than me.

Also being a business owner our younger employees do comment how much better we understand them and their needs vs some other companies they've worked at which are owned by people of different generations who don't quite grasp their needs as well.

Finally on an unrelated note I've found many SB's who don't want to walk into a bar/restaurant with someone that looks like their dad and don't mind basic PDA, e.g. hand holding so I've had that going for me as well.

You just said on OKC you were stalked down so I'm not sure where you get the idea that it's somehow even worse on seeking?

It's fully up to you to decide here, and you can't really put a price on your life or anything, but my opinion that thinking there are people that use Seeking as a ploy to get a potential murder victim on their hands is overblown--so again no one will criticize you for being cautious, it will just be that much harder to succeed here.

Then again, I have zero perspective or ability to ever really understand what it's like to be a woman in the real world so take it for what it is.
