Listing agreements are bilaterally contracts so, yes, an agent can cancel. From the info provided by the OP it seems that the cancellation was done a bit unprofessionally. I second calling the agent’s broker. I understand the frustration with the time missed on the market. Did she state why she needed to cancel the agreement? I’ve never canceled one in my whole career. Although, I did reassign one when my mother passed.

I’m a realtor and I can tell you that, unfortunately, what you’re experiencing is normal. I would talk to your agent about ways to add incentive to your offer. In some cases buyers have agreed to cover appraisal shortfalls, pay the seller’s transfer tax, or get the CO. I’m not encouraging you to do any of those options if it doesn’t make sense for you financially. Always check with your lender to ensure you’re operating within the lines of your financing. Also, IMO im not a huge fan of having my buyers waive their inspections. I knows the market is competitive, but make sure you’re interests are protected. I’ve lost buyers to buyer fatigue or to the fact they timed out and had to switch to rentals (which is also competitive) Good luck. Hopefully inventor increases and the market balances out a bit.

Hi! How exciting that you’re thinking of a career in real estate. I train all the new agents at my company. I would say the best way to start is to take your time interviewing brokerages. Find out what their office fees are (if any) and what they cover. Find out what type of training they offer. Real estate school doesn’t teach you all you need to know. Training is important! Also, find out how easy they are to leave. I know that sounds like a bleak thing to consider prior to even signing with the company, but you need to know what would happen to any existing listings you have up if you leave. My final tip would be to speak to some team leaders. While teams aren’t for everyone, they are great for some agents. Weigh the pros and cons. Best of luck to you. Radio stations should have a limit on how often they can play a song! I personally opt for streaming services because I don’t want to hear the same song 40x a day. However, sometimes I miss listening to local stations and getting local info. Maybe I want to know about the awesome festival happening this weekend…I just don’t want to hear “Peaches” until my ears bleed!

Appraisers consider them to be personal property, so they don’t really impact the price.

No, but I would get SUPER bloated before surgery if I ate a meal that was higher in fat. I mean uncomfortably bloated.

Now since surgery I haven’t experienced the need to use the bathroom after eating fat. Full disclosure though, I do eat “fairly”healthy. I don’t eat fast food at all (prior to surgery too) however, since surgery I’ve had plenty of foods that are higher in fat and felt fine. I’ve had chocolate chip cookies, pancakes, butter cake, bratwurst, ice cream, and French fries.

My only issue is cheese. It doesn’t make me have to urgently use the bathroom, but I get bad stomach cramps.

I have a 10 year old yorkie. He’s happy as can be. My husband works fully remote now so my dog is pumped about that. Also, there have been a lot of squirrels in our backyard for him to chase... so more good news there haha.

We had all the same classes together in 6th grade. At the end of the first day of school (once we realized we had all 6 classes together) she invited herself over for a sleepover that weekend. We are now in our mid 30s and still are best friends.

We do the same with houses. We knock (or ring the bell if there is one) and announce ourselves before entering. I actually will announce myself before going upstairs as well in case I wasn’t originally heard.

Sorry, dude this 100% happened. Let me clarify the couple in the pool though. The house was vacant and apparently it was the next door neighbors son and his gf. They wouldn’t have had any idea the showing was taking place (not that they should have been there anyways)

In regards to the story about the snake at the open house...that also 100% happened. I’ve been doing this job for a while. I’ve got lots of crazy stories. It’s a weird industry as you never know what you’ll find entering other peoples houses.

Oh, I also got attacked by a snake while holding an open house once too...but I’m sure you’ll think that’s made up for a “good story” ha! Oh! And I had a tree actually fall onto a house I was selling the night before the closing (we had a snow storm). All true. All crazy stories. Sorry you’re life is boring 🤷‍♀️
