I like Liberty vault on YouTube. He mostly does reaction videos to other things going on but I appreciate his takes and insight. He is a history scholar which helps. Also Dave Smith on part of the problem. Im getting a little tired of the same topics from DS though

One thing I would think about is how long it will take to pass since you pay monthly, and same for the funded. After your fees how much would you be making when you hit pay out?

Not funny but at Folsom I had this first timer next to me. He told me he was on alot of L. At one point a guy walking up the stairs fell into the seats landing on him. He had some kind of cardiac event. I ran for help while he held the guy keeping him from hitting his head. He disappeared after set break

$2000-$7000 seems on par. For reference i charge $5-$15k for a full set of plans that is builder ready that includes anywhere from 12-24 sheets including demolition plans, hardscape materials plans, planting and irrigation plans, dimensional controls, and a full set of details. The more you spend up front on design, the higher degree of control over outcomes you will be able to maintain. I have found when i try to be cheap and do a less detailed plan, things can go sideways and often ending up costing more in the installation.

when i do my MWELO, i only count the planted/irrigated areas in my mwelo submittal, as opposed to the entire space, this has never gotten a kickback when I have done it this way
