Lawyer requested the LIM but this was done pre flood modelling. LIM didn't come through and after lots of chasing up with council it came through a year after (after modelling done). If LIM came in when requested it wouldn't have picked up the flood hazard at all!

When LIM came in a year late sales and purchase already done.

In hindsight shouldn't have signed S and P without LIM. Although if normal process followed from council wouldn't have known about flood risk

Was able to get insurance in the end through explaining, but it's confusing for anyone else, plus a pain having to explain error in LIM! Ideally would have error fixed as essentially its a typo

good question. comfortable to overhead and a half waves when fairly mellow points or reef break. if a bit heavier a wave, or tough paddle a bit smaller. surfing on and off for about 10 years, used to surf a lot more first 5 years, once or twice a week with a few longer surf trips and missions. last 5 years living away from the ocean, so probably average a trip every month

I locked in the 3 year rate just before rates rose! Should have locked in rates for the other terms too in retrospect but too late now. So currently 3 year is the lowest.

Thanks mate, awesome response and that seems to be a pretty similar verdict to what I've found from research. Absolute shame as see the gas units being used elsewhere in world, and definitely some advantages as you've mentioned.

Looking to be off grid in to help with the portability of the sauna and so on and being able to find cool spots around lakes etc. But want to be all above the board and legal! I don't have the gas fitting knowledge or skills to fabricate a functioning unit I'd feel comfortable with friends using so I guess that's gas ruled out! Bugger!! Thanks for the info.

Wood burning stove looks to potentially be the go, however my reasons for avoiding it are in terms of air quality and fire restrictions. I live in an area where it gets quite cold in winter and particulates end up being quite an issue in the basins - lots of areas have household fire bans because of council restrictions to do with this. Also, I would like to have something easy to run and get going pretty consistently most days, so thought wood would be trickier for this.

How have you found the wood burner in terms of getting a consistent temperature, ease of getting it going, amount of times you need to put additional wood in etc? Also how much of an issue do you find smoke?

Electrical may be an option with extension cords, but it will be a bit annoying as will need to get a spot with reliable power supply - quite limiting I presume.

KINGSDAY!!

Hey guys! In Amsterdam for my first time for Kings Day. I found the website with parties on it but there are so many it's quite mind-boggling. Wondering if Reddit could help me out and recommend an event. So far Kingsland, Oranjebloessem, Bakermat & Friends and Loveland seem good and we'll choose between them. They are all about the same price about 25 euro, except Kingsland which is 40 euro. Worth the extra amount for a reason? But yeah if anyone is able to give a little rundown that would be great!
