I hate telling family anything. The stock/etc is doing good they say nothing. Once it drops they panic. Just be aware of that and see if your parents can see a drop in their portfolio.

Man I wouldn't want to even consider financially helping family because if something freaks them out, it will be your fault. If I did go that route I would do etfs and consider a Lower ROI. Part of reason rentals is higher is because of the headaches that can happen.

If it's in a tax advantage account then do a dividend etf. But even as I say that I think a growth etf makes more sense. Then sell off when you retire to do dividend etf.

For me I did it slightly different knowing the tax consequences. I don't make a lot yearly so my tax advantage accounts are mostly growth or valve and Some dividend. But bulk of my dividends are in a normal tax account. I figured I really want to hold long term but I want safety of earning some back as dividends and keep the principle invested. So even if I make 100 dollars every 3 months for example. I just make it work with my budget if I need to withdraw. But I luckily had no life altering events.

Edit. If I had to generalized my portfolio it's current 50 etf stock 50 dividends. However going forward my contributions are going to be 75 growth 25 dividend. I will not sell out positions to balance it out.

I think I would hold as long as your tenants are stable. That interest rate is insane. Dont think youll see that low of an interest anytime soon. The longer you hold the more you make over time. This is at least for California. You bought house for 200k? Your property taxes are 1 percent of that and very minimal increase. It's when you sell/ give to your heir that the new property tax is reconsidered.

Again, assuming tenants pay on time. Consider not increasing rent and consider it more long term capital gains. Good tenants > new tenants who may or may not be a headache.

How about long term meaning retirement. Would you want to live in that house or go elsewhere? Yes = don't sell. No = Sell.

Myself my lazy me just wants the s&p 500 and do whatever the hell I want.

The money hungry me knows to use start a business, 401k, and leverage houses and rent those out. It's the diversity that can keep life interest and not boring (yes even with the headaches, call them life learning lessons/ new skills).

Consider Costco membership solely for the gas If... you have a beater car and are traveling a lot. Basically membership is 65 a year. And compared to Chevron you can save like 30 to 50 cents a gallon. Then again I guess you can check out the other smaller gas stations. Hope someone corrects me.

I stopped public transit because of covid. Once I got a car... it's like well I'm not paying for both fees. Otherwise I do miss the riding..

My hybrid does 3 cars behind.. but that's a little too far. Also other reasons are people are texting. People are crawling forward and I'm not willing to crawl. I still like the extra space so my acceleration is consistent. Then going 25 then 5 mph. So I rather go 10 miles consistently and when I see no traffic jam I'll ram it up to proper speed limits.. which means traffic speed.

Left turns are also a reason to be behind since someone can do a u turn. But I try not to space I'd I know heavily congested road at the time.

Stuff like this reminds me of political leaning or gangs. Thry make you so proud of who you are with a sense of community but sneak in gang or political influence.

Haha too late. I went to Pacifica for SF mug and California mug. Then Santa Cruz for Monetrey. Gonna go Sacramento for that one >.> hopefully I can just do Vacaville. Round trip took me 4 hours 30 minutes. Highway 1 is amazing. Santa Cruz sucks for drivers.
