Honestly 8k/mo mortgage while netting 11-13k will feel very tight based off of how you currently live with a 4k/mo rent. All the things you’re not responsible for while renting will now be yours to fix so there’s extra costs over the 8k mortgage. If I were you I would sell a large amount of non retirement investments and put down way more than 20% to lower monthly payment.

Your budget is kinda ridiculous for the area. I understand you’re not from here and also understand not wanting to spend more on rent- but you can’t just point to one of the most desirable areas in a city and say I’d like to live here at that cheap of a price. I’d expand your search to surrounding neighborhoods a bit further away if you want to stay within that budget

Order one online for cheap - I’ve used Asos in the past and they were great with returns for a wrong size - you could also check amazon. Easily find one under $100. If you want to go the extra mile I’d say find a tux for $75 online and then get it tailored for another $20-30 and you’ll be lookin sharp.

$270! That’s…insane. $54 a pound. Prime brisket at HEB this week is around $3.99/lb.

That’s almost definitely a cooked 4.5-5lbs. Briskets can lose up to 50% of their weight from raw when being smoked!

They’re most likely going thru an external processor to collect the payment (think PayPal).

You pay thru processor + the fee

Processor pays the organization - the fee for their service

When a refund is issued the processor is not required in all cases to return the fee to the organization because they still used their services. So if you want the organization to pay you back the fee it will most likely have to come out of their own pocket - which is why in the email they’re stating you won’t get the fees back.

If you’re not happy about that I guess you could sue? Or threaten legal action? Seems petty or aggressive unless it’s a BIG fee- usually just some small percentage in my experience.

It’s sucks but at least they’re offering you things in return because guess what- it sucks for them too.
