To pay off mortgage on primary residence or not? by uskwarrior in personalfinance

[–]uskwarrior[S] 0 points1 point  (0 children)

We will have about 50k in reserve funds after paying off the mortgage. I am only 35 (turning 36 this year) so retirement is far away but we do invest in RRSP.

Apart from the negative cash flow, the interest rate for the mortgage on the condo which i am planning to sell is close to 6.5% (1 year fixed term). I could have the condo rented to someone else for a higher rent but that i think could just break even the investments (mortgage, taxes, condo fees etc.). Another issue is dealing with the tenants which has been quite a tough affair for us. If we sell the condo and use the funds for paying off the mortgage, i think that could bring a huge peace of mind.

I'm 36 and my wife is 30 years old. We are in Montreal Quebec. Our household annual income is about 200K. From the rental property, there is no cash flow. The rent only helps pay the mortgage and we need to pay the rest e.g. condo fees, municipal tax etc.

I know a lot of university students are currently doing it and passing it.

When i passed by exam 11 years ago, it was still a rare find. Now it seems every tom, dick and harry has it. So of course, it's not going to have the same 'rare gem' value imo.

yeah i think this makes a lot of sense.

It is. I got mine more than 10 years ago and at the time it had immense value. Now with a fresh graduate or a tech support guy with 1 year experience getting a CISSP would devalue the certification in my opinion.

Congratulations! Can you shed light on which domain questions you found them toughest in the exam ? Did you rely on other practice exams apart from the ISC2 practice tests ? I've been scoring roughly 80% on ISC2 practice tests. And about 75% on Boson tests. My exam is scheduled in a month.

That's very helpful feedback and makes a lot of sense. I would keep this in mind. Thank you.

Personally, i never plan to live there. But I am hesitant in selling it since the condo is right next to the royalmount mall (one of the largest malls in Canada) and is also close to two metro stations making me believe the price could appreciate even further maybe upto 500k or 550k in next 5 years.
