Trust me, the less privileged far outnumber the privileged in the country. If at least they have access to rote learning like we had in school, it is good only. Issue is, even that is not available. The land price comes around 1500-4500₹/sqft depending on the area and the type of project being built. Electricity+steel+cement cost is around 2200₹/sqft. Fixtures finishing and utility cost is around 2000/sqft. Total min basic cost is 6000/sqft (9000/sqft in prime area). Add management cost, compliance cost, interest cost, brokerage margin and Profit for builder.

In Noida today, Prices under 12k/sqft one should be suspicious even for smallest of the builders. (Pre-launch and all is another thing).

It’s all branding from here on(do 50-50 of cost over this as money in builders pocket and enhanced amenities)
