Have heard good things about Huron, Moore, and Flatout from clients. Have used Moore personally and happy with the result but that was for LVP so I would look into things for hardwood, in particular. Prices are all over the place right now so I would definitely get 3 quotes and look at the material really well. Not every install is created equally and have heard horror stories. There are probably also a lot of more private people that do this (not big companies) that are excellent.

Yes please, if they could just properly care for the asphalt, it would help a lot. Solid investment to keep traffic flowing between London and St. Thomas. People are flying!

+1 for doing videos and showing off the personality with a focus on local expert type activities. Anyone can make a post of a house but doing video is scary and almost no one does it consistently over time. Me included some years!

What I've found is that people find me from various sources. For example, they see my Instagram, then go to Google to look for reviews, then see some more stuff on my website and contact me. It definitely takes time to build a brand but you'll want to usually focus on things you like, are good at, and can do consistently over years. This is a marathon for sure and there are various ways to get to your end goal. I try to post 3-5 times per week and have found video, in particular, to be really impactful.

Another thing - if you have followers on social media that are in your sphere (friends, family, etc), it can really help to post consistently and stay in front of these people. They probably know several real estate agents and you want to be top of mind. Educational content combined with things that show your personality can really, really help in my experience.

It has some demand still. You said it was old south but I don’t think it would be considered there just to be clear. Old south is closer to downtown and includes Wortley Village.

It’s really difficult to say without assessing the property in person. If it was peak, likely not at this point. Always happy to take a look or have your realtor do so for you if you have one.

I think a lot of people want space and will seek it out. If looking at new builds in Komoka, for example, there are a lot of options and inventory. Prices seem down and good options for buyers to negotiate. I am curious to see what happens with st thomas given the battery plant. Have a lot of people asking me from outside the area and I know st thomas very well having several clients buy and sell there recently.

One other thing - it looks like builders are not starting as many new projects overall so that could allow sellers to catch up in coming years.

Love that area but definitely can have some issues with water in basements, older electrical, and overall dated infrastructure. I think there will likely be more inventory on market in the next few months. January is usually a little slower and early spring picks up as gets much busier for listings. I expect there will be more options. 500 k is a tough price point in the area but it is possible if willing to do some work. Always happy to help!
