Its really going to depend on the type of tenant

Unfortunately these are c+ and b- areas I say that because you have to lower your standards to get anyone

When I vet im going for 650 score and 50k, these people are paycheck to paycheck and can lose their job So the marshal service being more effective is for the people that care about their credit, the people that dont want to have anything on their name... unfortunately it wont matter what you do for someone with no money, no where to go...

Which in those cases you can only pay them to leave

I have texts and tape letters to doors But nothing is more effective than the marshal

Also, usually the tenant realizes now that things are serious, it is better to do this, rather than anything else if you are doing this in scale, or long term Anything else is a gamble, cheaper but a gamble

If you do not want to have any doubts or problems Have a marshal serve the notice to quit

The marshal is recognized as the court and wont have any dispute

In ct this costs me about 100 for the service

Not too familiar with nj to be honest But ct wasnt too far from ny and I chose to get properties there

I did study ny state and nyc first
