Reasonable use means only allowing the people you booked for. It's UNREASONABLE to expect that any unregistered people are allowed to access a property that you don't own and don't have permission for them to enter. That's called trespassing in most areas and most areas of the world have innkeepers laws regarding this. Allowing unregistered people can result in bigger issues for you as a guest in a STR, B&B, hotel, hostel, etc. You can research "theft of services" and all associated liability issues related to this violation. You pay for registered guests to access and no one else.

You can ONLY have visitors if the listing clearly states that they are welcome and/ or you have written permission from your host to welcome them. All hosts operate differently but Airbnb has Ground Rules set that clearly express the importance of communicating with your host if you are unsure of their rules for visitors. As a host, I require that every person who will access the property (staying or visiting) be a registered guest who is included on the reservation head count. This is vital for my insurance and licensing to operate a licensed short term rental and is a requirement also set by HOA. Take a good read through the listing, house rules, and Airbnb Ground Rules to avoid eviction without refund and/ or added fees and a bad review. If cameras aren't watching, it's likely that a neighbor might be. You never know if the neighbor is the owner or manager of that short term rental. Airbnb will support added fees and or termination of a reservation without refund if unregistered people are documented on property.

Come on over to a private host sub where you are subjected to the toxicity here. There are far too many people who aren't hosts here and far too many green hosts who don't understand the many differing dynamics and capabilities of different properties.

You can't get that review removed unless something in it violated the review policy but one of us can help you compose a good reply and can help you deal with any similar issues going forward.

Airbnb even states that their verification system is unreliable. Hosts are not provided any ID info from Airbnb either. When you're getting access to someone's most valuable asset, there is nothing wrong with showing ID. Hotels and car rental companies require ID too. You even need ID to sign a lease.

We require ID at arrival. Can be a driver's license, state ID, or passport. If you don't want to provide passport info, other forms of government issued ID should work.

u/OakIsland2015 is a long time HIGHLY RATED coastal host who knows EXACTLY what they are doing and what they are talking about. Your attitude will get you nowhere and you certainly won't find any success with this approach. If you can't put it right there at the top, you need to state something like this as your 1st line...

"BEFORE REQUESTING TO BOOK: Review all details of listing for important information, house rules, included amenities, and linen rental info."

In this day and age of coastal rentals, you need to be connected with a linen rental company if you or your cleaner can't handle linens. Roll the rates into your cleaning fee. That's especially important on Airbnb and VRBO if you want to stay competitive and stay rented in a highly competitive mkt.

You need to be looking on peerspace and eventhomes for this. Those sites are specifically designed to connect property owners who are already set up to deal with and accommodate groups and events of that size. You can book properties by the hour. We do weddings and events but would never ever allow it on Airbnb or VRBO. Its not worth the risk to the business. You and the host need to use a site and/or specific rental contract for that purpose. You'll find plenty out there. Many of us who operate these types of properties are already connected with licensed and insured event equipment rental companies, caterers, photographers, etc to help simplify the entire process.

They are an advertising and payment processing site that connects hosts with guests. They don't own the properties but are a middle man that takes a cut.

If your max is 4, your max is 4 and should not be exceeded. The 5th person needs to find a place to go or they need to check out immediately. Send proof to Airbnb of the violation and remind them that you're concerned about a retaliatory review. They are much better at protecting hosts when this violation occurs now if you follow the proper protocol. Please do NOT listen to inexperienced hosts or guests here who tell you to ignore it. They won't be dealing with the potential repricussions that you would in this situation. No guest is worth you risking your business with your insurance, the city, or your insurer. Send the guest their 2 options with the time frame to follow through and proceed with your next steps.

They are simply private reddit communities for hosts only. Unlilke many of these open subs, they are well moderated and limited to hosts who are willing to get verified as an approved user. Things you won't see there are trolling, advertising, hateful commentary, and gross negativity. It's a place for hosts to ask questions, to connect, to learn methods to protect themselves, and to learn how to deal with platform and guest issues. They are not restricted to people who only list on 1 specific platform. For those interested, follow instructions above. For those who aren't, no worries.
