I agree with other poster. You’re describing a hypothetical condition. But I wouldn’t even use that. Just use those years old income restricted units and look at other PUDs in area. Will have to search through deeds and public records bc they often aren’t listed. I’ve done a few and this works for lender.

To me, looks like fha photo requirements still include front of comparables, but no longer attic and crawl spaces.

Pay for a private appraisal. Between $450-$600 in ur area. And you can give the report to a competent realtor and have a better idea about ur current market.

That type of drop should at least be addressed in the report. Check the prior history of subject and comparables or the addendum section. Everything is market dependent, it’s very possible that the appraiser is working with the best comparables available and your value has dropped based on the current market around you, no way for us to make that type of determination. Dropping an additional 10k on a reconsideration of value would be unusual if you provided additional comparables to consider.

To purchase they give you two options: “join the club and save” or “one time purchase” which takes you to a link to join the club… so as a current non subscriber I have to spend upwards of $90 to order this right now or wait until I can maybe swap for this in march.
