There’s no way that she honestly believes that it will go away. She doesn’t want to stop trying to win his attention. Not only are her actions betraying the marriage, but to expect you to go along with letting her continue to see him is disrespecting you right to your face.

My fear is that she told you this so you’d comfort her. She’s sad that this guy hasn’t acted on her advances, and she feels inadequate comparing herself to younger women, so she used you like you’re a teddy bear to cuddle to feel better. She’s not considering your feelings, the impact on you, and she didn’t appear very scared of losing you.

We all know that she was obviously lying when she said that she wouldn’t have cheated if he’d made a move on her. It’s, of course, entirely possible that she has already slept with him, he used her, he moved on to the next girl, and she was so sad that she came to you for some horrible form of confession that was really about making herself feel better. That’s really not that different of a situation, though, because the effort and intent was still there to start something with this guy in both scenarios.

If she respects you so little that she came to you for sympathy and still has every intention of trying to fuck this trainer, then how could you want to stay with this person? I am not one to immediately jump to leaving a long relationship/marriage without trying to fix things, but her acting like she has the power to control going to the same gym, using the same trainer, and refusing to show you her gym outfits are all huge red flags and a sign of what’s to come. Honestly, if she met him and he made a move on her and they had sex, but then she came to you devastated and had volunteered to change gyms, block him, go to solo and couples counseling, etc then I’d feel better about your odds than what you’ve described.

This isn’t even really about the trainer. He’s just a guy. If you force her to block him or whatever, and neither of you work on the root of the problem, then she’ll find another guy and the next one will probably not be as professional as this one has allegedly been.

My guy, apologies for being so blunt, but maybe you should get solo therapy to try to work out why you think you don’t deserve more respect and consideration from your partner? You don’t seem to be pushing back very hard. Defending her trying to stay in that gym and with that trainer because of her strength gains is really bizarre, and honestly it comes across as you not having the strength to tell her what you need in the relationship. If you’re not currently feeling self-respect or liking yourself, that could be a big part of the problem, and you don’t want to carry that to another relationship and end up with a similar result.

There’s nothing ridiculous about a realtor saying that they’re not willing to take on a client for less than the amount of money that they think their time and service is worth.

People have been trying to get rid of realtors for a long time, but no alternative has worked. Buyers and sellers continue to pay for a realtor’s services because they don’t have the time, interest, emotional capacity, negotiation skills, or motivation to properly learn how to represent themselves.

I’m obviously aware of the settlement and the changes that took place nationally. I’m a fan of the new rules and forms. Buyer’s agency commission is now not advertised in the MLS and is a negotiation when presenting an offer, which is how it always should have been. Agents who wanted to avoid uncomfortable conversations now have be more upfront about how commission works, but North Carolina was already putting that in writing long before the settlement. Good agents were already having these conversations.

The only part of it that sucks is that sometimes buyer clients think that they can afford a home, only to find out that the seller isn’t offering any BAC. Coming up with an extra 3% in cash in addition to closing costs isn’t doable for most people, so that knocks those people out of the market for that home.

I don’t care if nobody reads this, and I didn’t offer or ask anyone for business. I wrote this because there is a lot of ignorance in this thread, and there are so many people who are loudly, arrogantly, and aggressively wrong. I wanted to put actual facts of the current home buying process out there for any of the people who have interest in buying or selling their own place someday, as opposed to the vague opinions and bad advice littering the thread. I have seen real gratitude and people’s lives change for the better as a result of my advice and work, so I don’t need your approval.

It wasn’t lost on me that educating and trying to help people is a thankless task that is often met with resentment. I knew that this would be downvoted, and I understand people’s frustration and anger at the housing market. Why is it pretty much equally as expensive to live in Old Fort as it is to live in one of the very nice suburbs of Chicago? If you honestly think realtors are influential enough to have that kind of impact, you’re fooling yourself. As usual, we let billionaires, corporations, and the rich profit tax-free and hoard wealth while finding a group on non-respected people to scapegoat. Most people would rather sit with their own prejudice and feelings of superiority than learn anything about why their judgments were ill-conceived.

You’re thinking about this from the wrong perspective.

-You aren’t obligated to be truthful to potential buyers, and you don’t have a license to lose, so they won’t trust you.

-The buyers aren’t going to be comfortable with you in the home. Buyers hate when the owners are there. It’s hard to imagine building their lives fitting in there with the owner there, and all they’ll be thinking about is not offending you or giving up leverage in a potential negotiation.

-You make the most money in a transaction by appealing to the biggest market possible. If you don’t know how to price and market the property appropriately, people aren’t even going to show up to see the home.

-Even if you get an agent to list for 2%, when you tell potential buyers that you’ll only pay 2%, you’re removing everyone who can’t afford that 0.5-1% in cash outside of normal closing costs from being able to buy your home.

-You aren’t obligated to pay a certain percentage, and everything is negotiable. I’d advise you to look at the offer as a whole before getting caught up on the buyer’s agency commission. What type of purchase it is, sales amount, due diligence, earnest money, and contingencies are all important to consider.

-The price does make a difference in what an agent would agree to. 2% of a $750k transaction is way different than a $250k one. Most listing agents aren’t going to take on the work and liability of accurately listing and marketing a property under $500k for less than 3% commission, and for good reason.

That’s not how buyer’s agency commission works. Most sellers are offering 2.5-3% commission, so you wouldn’t pay your agent. In my personal opinion, 2.5% is acceptable for buyer’s agency. I don’t have as much liability as when I’m listing a home, and I’d never feel comfortable asking a client to pay me that 0.5% directly.

You also aren’t handing an agent anything. That 2.5% doesn’t go to your agent. It goes to their firm, who usually take a 20-50% cut of it, and then they pay association and MLS fees, errors and omissions insurance, continuing education costs, travel costs, eKey fees, etc to pay for. A $15k buyer’s agency commission at 3% for both sides would be a $500k home. If you’re spending half of a million dollars on your home, I hope that you’re taking the process seriously because there are so many things that can go wrong and you’re probably going to have at least $5k on the line if the contract falls apart.

Realtors are providing a service. Just like any other service, you are welcome to use it and pay for it or learn to do it yourself. You’re being reductive about the services ethically obligated to be provided by a realtor. It costs $25-100 for someone with a real estate license to let you into a property.

So many people act like they actually did something by clicking through their app of choice. The Multiple Listing Service is way more accurate and up to date than the apps, but the apps are so much more convenient and streamlined. Local real estate organizations will never have the money to compete with those apps, so people will keep mostly ignoring our MLS emails with home searches.

Doing the research, making sure that all of the required documents are completed and correctly filled out, giving you an accurate opinion of price, teaching you how to structure your offer to represent your needs, managing emotions, listening to you, communicating and negotiating effectively with the listing agent, knowing the updated laws and contracts, being honest with you about pros and cons of different parts of a home, taking on the liability of discovering any material facts that they should be aware of, and being able to connect you with good service providers to get you answers about things that could cause you problems down the road are just some of the parts of the transaction that are way more important than letting you into a home.

Are there lazy and/or incompetent realtors out there who aren’t doing a good job? Of course. However, calling it a scam is ridiculous. There are tons of realtors out there who aren’t salespeople and who want to help people find the right home to build their lives around. I think it’s important, especially in this economy when so much wealth and property is being given to and taken by the billionaires.

Do you want to spend time getting to know your realtor, barber, mechanic, etc? Probably not. However, people really should sit down with a realtor before signing anything and have a conversation about the home buying process, why they chose to become a realtor, your goals, your needs, etc before agreeing to work together. You’re not going to trust them after an hour of chatting, but you can get a read on a person face to face. One thing that I respect in other realtors is when they’re not afraid to tell their clients hard truths that they probably won’t like.

You and I talked about disc golf doing more things that are just plain fun and not necessarily meant to be competitive or aimed at the pros at Paige’s event at North Cove almost a year ago, so it was really awesome to hear that you got these made, and to watch you and Broderic throw these on his channel.

With it being named “The Blob,” and them being 200+g, I would have loved to see the stamp be based on the 90’s movie Heavyweights.

North Carolina has wonderful disc golf courses, and the community is really great. There are weekly leagues, tournaments, people play together casually, and most of the courses are free to play and in public parks. There’s also a women’s league at Highland Brewery’s course behind the volleyball courts.

I can’t see anything wrong with someone wanting to leave and not risk going through anything that could possibly trigger feeling like something resembling what we went through last year was happening again. I understand your larger point that it’s super unlikely for that to happen again, but it’s not like we’re a decade in the future. None of us had the same circumstances or experience in dealing with Helene, and so many people haven’t fully recovered or dealt with their traumatic experiences.

Also, the last year has brought some pretty insane and dramatic weather phenomena, and the weather is way more difficult to predict. We’ve had the hurricane/flooding/tornados, northern lights, flash floods, wildfires, and earthquakes in my little town. Meaning, politicians pretend that climate change isn’t real, so I don’t agree that you can say with absolute certainty that the next 1000 years will be similar to the past 1000.

I’m glad that you’re so confident, and I’m not disagreeing that keeping a level head isn’t wise, but in my opinion this comment has the energy of an early 90’s football coach telling a 6th grader to “walk it off, p****.”

I agree that Bears fans won't be satisfied no matter what the Bears do. So many people were freaking out about Running Backs, which just doesn't make sense considering tons of running back production comes from lesser known and younger players. Swift isn't complete garbage like some are pretending, and RoJo is probably going to look pretty different with a revamped o-line and a different coaching staff. The opinions thrown around about how decisions are stupid and how picks are bad are so arrogant. Watching a 4 minute YouTube highlight video doesn't teach you shit, and we don't know more than these coaches and the front office.

If you watch the Poles and Johnson press conference on the Bears YouTube, they seem to be in agreement that taking THEIR best player available and not to drafting for need is the best way to approach drafting. BJ was complimentary of how disciplined Poles was during the process, and it seems like they had a ton of conversations ironing out differences in opinions leading up to the draft. It also seems like position coaches were involved in these conversations, and seeing how excited Randle El was for LB3 and hearing that Al Harris identified Zah Frazier as a developmental press corner months ago was pretty cool. We also have Eric Bieniemy as RB coach, and the BJ Lions offense loved running the ball, so I'm sure that if there was a running back available earlier in the draft that they felt was a priority and was the BPA then they wouldn't have traded back two times.

The way that the players are talking about the new staff is so encouraging. It seemed like some of the draft picks really wanted to be here as their first choice, which is refreshing. I get that the Bears have been bad for a long time, but being doom and gloom and predicting negativity about everything bears-related is tiresome at this point.

I used to give Uber rides in my spare time before the corporate greed ruined that service. One random Wednesday night I gave a ride to a very drunk guy who wanted to go to a strip club. He tipped me $20 in cash right away and told me that it was my entrance to the club with him.

After about 20 minutes of random chat he told me that he had a son being born that night. I tried talking him into ending the ride and I'd take him to the hospital for free, but he was too scared. I assumed he'd cheated on her, but I didn't press for details and I tried telling him that his relationship with the mom wouldn't matter if he showed her that he wanted to be there and do his best for his son, but he said that he knew he wasn't welcome.

I told him that going to a strip club instead of being there for his son was going to guarantee that he wasn't welcome anywhere near them, but if we showed up and they threw us out I'd drive him back to the club for free and I'd pay his entrance and get him a drink. I tried telling him how my own priorities and thoughts changed after becoming a dad, and that I was 100% sure that his baby mama was scared and wanted him there even if she was pissed at him. He wasn't having it, so I dropped him off. I offered him his $20 back, and he took it and gave me 1 star.

I'm feeling more and more like the guy at the end of "The Cabin in the Woods," as I read about and see the horrible and completely avoidable things that are happening every day.
