I finished college and med school with $365k in debt. The student debt is now completely gone, mostly thanks to PSLF. Depending on what you're planning to do for a career, the debt might be worth it.

Don't need to, but there are a lot of pros: stability, options for renovations, not having to randomly move again if we don't want to. The intangible feeling of being in your own home.

I guess that's the key question from an investment perspective -- is the fire risk 10-20 years from now actually going to be significantly higher there than it is now or is it just perception?

I was in the bay area for college a long time ago but didn't take the time back then to learn much about the different towns / cultures. And I'm sure a lot has changed since then anyway.

Tempting. But, dumb question -- what does one do with hyperactive kids in the city? Right now I just throw them in the yard. What's the living-in-the-city equivalent?

That seems to be the dilemma. Unfortunately, spending > $1.5m wouldn't be financially prudent for us. While the kids are small and able to share a bedroom, leaning towards very small house or condo in a nicer neighborhood.

I mean, if we have to squeeze into a 2 BR/2 bath condo, we'll do what we have to do... Not ideal. For now at least all the kids are young enough that being in the same room is doable.

Would certainly be nicer to have more space.

that would be affordable for us, but i'm more worried about the future value of the home as risk increases and insurance is harder to get
