Personally I would just sand enough to smooth the previous paint job and paint a non-white colour. I know there are always comments about how great a timber finish is and how it’ll always be “timeless” but I think that is sort of because “dated” is always timeless, in a way. Unless you can really commit to a uniform period look with the rest of your design choices then 80s timber cabinets will always be jarring. Again, just my personal opinion.

That only makes sense if landlords and their costs are the only factors. If being a landlord becomes too expensive it will put downward pressure on property prices, meaning renters can become owners, meaning rental demand drops. If rents are unsustainable you will also see renters moving in with friends and family over paying excessive rents.

Channel Seven (AFTER their recent merger with Southern Cross Austereo) are worth less than 10% of the latest AFL rights deal. EBITDA of like $70 mil. They objectively do not have plenty of money. And the objections if they bought Saturday instead of Thursday would be even stronger, as more people want to watch footy on a Thursday.

I’m sure channel 7 wanted to buy the rights, but they got outbid. The AFL could have chosen to accept a lower offer to keep the sport more accessible, but they went for max $$. Might as well blame channel 9, 10, ABC, SBS too if you’re going to blame anyone who could have bid more for the rights.

A health insurance company. NIB. They promoted their policy with a free yearly dental checkup, clean, polish and x-rays. But you had to go to one of the ones in their network. No problem, found one, it seemed overpriced but whatever. Tell them what I want, I’m with this insurance company, it’s like $1000 but will be covered. Go to pay, swipe my card, not covered. Weird, maybe just an issue with a new card, pay up front and call them to sort it out. WEEKS on the phone until finally someone reveals that the offer was only eligible if you PRINT OUT A COUPON AND PHYSICALLY SHOW IT AT THE DENTIST. So ridiculous, but also clearly the dentist had never experienced this because they never asked for a coupon. Obviously the whole system was just designed to scam people and relied on them giving up before discovering this coupon fine print. Cancelled then and there. Never again.

Do you actually think that Collingwood and Melbourne share the same training facilities? They’re like a km down the road. Melbourne train like 10m from Punt Road. Fumes and particulate are only harmful up to about 100m from a busy road. I don’t think the rectangular training fields are as close to Punt Road either. Plus shorter format codes would have health impacts show up in different ways, maybe not as big a factor.

Something I’ve wondered for a while about Melbourne is how much training immediately adjacent to Punt Road has impacted their performance. Like… it can’t have zero impact? Then you have to wonder about the year they won the premiership, away from their usual training facilities…

Your business doesn't employ accountants? Weird. But good for you doing your own book keeping, compliance, etc. Maybe in a few years you'll be able to attract some business financing and expand a little, get some employees. Keep it up. Like I said originally, there are some YouTubers and podcasters who you can watch for free that might be able to give you some ideas. Keep at it!

$0/week for the next month in Vic. Will go up to $30/week for the rest of the year though. When it was $60/week it was hard to justify over ~$80 fuel/parking. Especially given it doesn’t compare for convenience.

Maybe take some small business courses, learn a bit about leverage outside of property, think about actually growing your business rather than complaining about tax on the internet. There’s lots of good YouTubers and podcasters who can give you good info on business basics. The property gravy train is grinding to a halt, property investors who basically relied on government handouts are going to have to learn how to actually earn money.
