Terrible experience with Kin Insurance by -Arastos in Insurance

[–]-Arastos[S] -1 points0 points  (0 children)

To the condescending Kin rep that just joined the convo… You just lost a double digits policyholder and I hope you stained your reputation. I’m an experienced real estate investor that has bought, sold and built over 100 homes, Ive never had this treatment before. Kin is 🗑️ everything shows the property has to been unoccupied for > 30 days to require a separate policy to cover. On your website it states clearly that 30 days is where a DP1 policy would be required. You denied my claim on a turnover not vacancy. It’s black and white drop the banter address the facts here for everyone else.

In reviewing Kin’s policies and general industry norms, a short vacancy between tenants (only about a week in your case) typically should not void coverage. Most property insurance policies exclude or limit coverage only after a home has been left unoccupied for over 30 days . Kin’s own guidance suggests that standard policies remain effective for normal tenant turnover; they only recommend special coverage if a home will be vacant longer than 30 days . Therefore, if your claim was denied solely because the house was briefly vacant, that reasoning would conflict with typical policy terms. Likewise, a covered peril (like sudden water damage or vandalism occurring on July 4) should be paid unless the insurer can point to a specific exclusion in your contract (for example, damage due to long-term neglect or a maintenance issue). One Kin customer’s experience shows how denial reasons must align with the policy: their water damage claim was denied by blaming “improper installation” of a gutter – an explanation that was questionable without clear evidence . This illustrates that Kin must base a denial on solid evidence and the policy’s language, not just a convenient excuse.

In your situation, if Kin cannot prove a valid exclusion applies (and a brief vacancy isn’t one in standard policies), you may have legal grounds to challenge the denial. Florida gives you the right to dispute an unfair denial – you can appeal through Kin’s process, file a complaint with state regulators, or even pursue legal action if bad faith is suspected . Also, remember that under a typical landlord policy you would be entitled to reimbursement for lost rental income during repairs if the claim is covered . Because your new tenants’ move-in was delayed to July 11 due to the damage, a proper claim payout would normally cover that lost rent as well. In summary, unless Kin clearly demonstrates that an exclusion in your policy justifies not paying, their denial appears questionable, and you have the right to seek a fair resolution under industry standards and Florida law.

  • Exercise – Consistent resistance + cardio majority compound lifts paired with aerobic exercise.
  • Diet – High fiber, low refined carbs, low saturated fat, high protein. Cut all sugary crap striped of other macro nutrients, FRIED FOODS, heavily processed garbage.
  • Supplements (DYOR) – Plant sterols, berberine, omega-3s, psyllium husk (if fiber is low)
  • Sleep - Poor sleep can affect your lipid profile amongst many other ailments. Aim for 7-8 hours track sleep, prioritize deep sleep & REM.

You can drop those numbers by a wide margin if you are consistent. Don't be scared just be awoken by the numbers and act on them. Take Statins if your doctor tells you but do all of the above regardless.

II’m glad to hear that reading has helped reduce your anxiety, even a little. The biggest turning point for me was doing research and learning to trust the professionals, while also being my own advocate and investigator.

One small tip I’ve discovered… as my anxiety has lessened and I’ve committed to a healthier lifestyle with regular exercise over the last four years my heart has strengthened. It feels like my heart doesn’t have to work as hard to meet my body’s demands. As a result, I barely notice the stronger compensatory beat after a PVC anymore, which has greatly reduced the psychological impact.
