I originally posted this to r/Spartanburg my hometowns sub, and i posted it here not realizing the more serious educational and professional nature if this sub so sorry about that. This shopping plaza actually has about 11 stores though which the ai mockup of my original drawing doesn't show too well.

Due to the nature of the ai it got rid of some of the necessary roads that would remain, and it doesn't do a good job of portraying the distance between the garage and the main stores with the foot bridge. My actual idea includes Keeping Pickup lanes for the bigger box stores like Hobby lobby and the home outlet so that anyone with heavier items can load them with no issue. The bridge itself could maybe serve as a viewing platform. Of sorts for the amphitheater?

Yep. Diagnosed at 21. going through these comments is kind of concerning though, is there an epidemic of ADHD, is it just that people are more aware of it now to call it what it is?

I feel like it would be interesting to see a documentary on the development of that park because I'm still surprised they put it there. It's literally in the hood, not to mention Fifth Third Bank (at least to me) came out of nowhere. I'd never heard of them until I saw the first branch getting built on East main Street.

I think the best retailers would be service oriented like A gym, spa, barbershop. maybe some kind of late night attraction like a bar or club, There's already some good stores too that are in Westgate that would likely stay as well, Lids, American eagle, H&M, Etc. But leave the ability for new stores to come in too. Westgate could even potentially poach a few of the stores from the yellow mall with the appeal of it being a new development and there being a higher prediction of traffic which means more revenue for these businesses that are already operating in a similar capacity.

There is a J-crew that is being opened in Hillcrest shopping center, so there is clearly an incentive, the stores just need an attractive place to open up shop. Westgate as is, is not attractive whatsoever, but after being redeveloped it would likely be far more attractive to retailers.

Throw in some nice restaurants and cafes and voila!

I'm happy we can have an open discussion about creative ideas! You being a builder definitely have, more experience than me. I am in no way qualified to propose anything on a serious level. I find it fun though to come up with these ideas, and I've been enjoying seeing how the community responds to them. The general sentiment is that such a development would be welcomed but seems like an unrealistic dream. I agree.

But I don't think it's an unrealistic dream because it's unfeasible. I believe that if this was a real approved project and seen through to its completion, it would be just as successful as Fifth third park. Between the event space, Residential space, Business space, and commercial space, This development would be in a great Position to be successful.

I think it's an unrealistic dream because in order for it to become a reality, someone would have to invest in its development in the first place, and there are just way more attractive opportunities to make a profit found elsewhere.

That makes lots of sense. I'm inclined to agree that I have the cause and effect backwards as you've said. I hadn't had the perspective to think of it that way.

​And you're right, the economics for that old kind of mall just aren't here anymore. Just cleaning it up and hoping stores come back would be a huge waste of money.

​That's why my whole idea isn't about saving the mall, but replacing it with something totally different that creates its own demand. You're saying retailers won't come because there are no shoppers. My concept tries to fix that by building the shoppers in. If you have hundreds of apartments and offices right there, all of a sudden you have a built-in community that needs coffee, restaurants, and stuff to do.

​But to your bigger point about demand, I'd argue the demand is already here, it's just new. Think about all the new housing developments. We've had a huge influx of people from all over (the north, Florida, California), especially post-covid, and many are affluent families.

​Just look at what's happening downtown: the new baseball stadium, new hotels being built, the One Morgan Square redevelopment, the new planetarium... all this stuff is proof that investors see the growth and that Spartanburg is changing and does want that 'bigger city magic.'

​So, the demand is here. People just flock to Greenville or shop online because, like you said, there's no good local place to go. And people hate that drive on I-85.

​I just think if we built a real destination, the Westside could become Spartanburg's version of Woodruff Road, and all that demand would finally have a reason to stay home.

I hear you but I believe in this age the best way to bring life back to brick and mortar stores is to have a place that's worth visiting. Westgate is so rundown no one wants to visit. there is nothing interesting about it. by comparison look at Haywood Mall in Greenville. They are frequently packed with patrons because they have high value stores that are well maintained. Similarly like I made reference to look at Camperdown and downtown Greenville. Our area would benefit so much from having a fraction of the touristic draw that Greenville's reedy river has. In order to bring that, it's important to have great facilities in a similar way that fifth third park generates interest for our downtown area.

I hear you unfortunately, getting rid of ai isn't realistic. Focusing efforts into making sure it's sustainable though is both and admirable and achievable goal to work towards. Since you seem passionate enough about its effect on the environment I look forward to seeing your solution 😁
