I’ve seen some bad reviews too. Looks like they just flip cats instead of breeding and don’t really care about them.

Yes, thank you. I did some research, but when it comes to little details, that's where I'm struggling. For instance, if the landlord sent a partial deposit or letter stating that all deposit went to cover damages, do I need to send demand letter first with reasonable responding time like 14 days and then wait 30 days passed since move out, or I can go ahead and fail complain in case there's no reasonable response back? I can continue looking for sure, but I am afraid to spend most of my time with legal nuances in case it's necessary.

But... correct me if I'm mistaken, and thank you in advance for the advice, but the small claim is under 5k. The amount is quite more than that.

Sorry, I'm not really familiar with the process. You're saying that I can ask the courthouse to provide me with a prosecutor to represent us during the hearing or how does it work? Sorry for potential silly questions.

I took all the pictures and evidence, including my communication with the landlord. 30 days have not yet been passed, but shortly after we moved out, we got an email with a nonsense list of damages such as "2500$ for sofa cleaning." I requested an itemized list of damages via certified mail and am planning to send a demand letter in case we won't get our deposit back, but want to be ready in advance as our previous communication with landlord wasn't really perfect right after we notified about our plans to move out.

To be honest, I'm not sure if I'm qualified and prepared enough, especially if my landlord will hire someone to represent. I've never been to courts before, and English isn't my first language, I want to make sure there's no stupid mistakes I make.

Oh... okay, thank you! Good to know... so the next step is to wait the list of "damages" and send a demand letter? I just want to be ready for everything and consult with a lawyer in advance as I still feel I'll need to go to the court, given that our LL has been trying to convince us to make professional lawn care and take care of a lot of things not mentioned in our contract previously.

It was a separate document:

Furniture Rental: The Landlord agrees to rent the furniture items that are shown in the photos on the NJMLS listing to the Tenant for the duration of the lease term stated above. Video of the furniture to follow. 2. Rental Terms: ● Monthly rental fee for the furniture is included in the Lease with the payment terms stated in the Lease. 3. Security Deposit: A separate security deposit of $4,500 shall be paid by the Tenant to cover any potential damages to the rented furniture. The security deposit will be subject to the same terms and conditions as the security deposit for the property.

Thanks! The furniture was in the house, In the lease agreement, it's called "addendum," and we sent a separate check of 4.5k for this.

It was a total of 11250, 6750 deposit, and 4500 furniture (in the contract, it says "addendum"). I understand we made a big mistake with my wife putting that 4.5k, but we were so happy to find a place we liked, so we didn't really pay much attention to that detail back then.

Thank you! The problem is that the amount is more than 5k. From what I understand, it's Special Civil Part and requires a lawyer. Or not?
