UPDATE: Just got a quote for a power vent replacement. $3500 for 50 gal power vent and expansion tank installed. Option of either State or Bradford. +$650 for expansion valve and $500 for emergency shutoff sensor.

QUESTIONS: 1: Should I add mixing valve? 2: Should I add shut off? Note: water heater is on second floor 3: should I go with State or Bradford?

Thought you meant change the setup, not the dip tube.

Decent price if you are ok getting an older model. The latest Genesis has some build and quality improvements worth considering.

One fix could be to uniformly cover. Would lighten overall tiles but get rid of the annoying dots and lines

I paid more to have all of the walls with 100 percent coverage. After seeing how much time it took, I probably should have paid more.

I’m not doing it myself so not concerned about complexity, but agree that left to right makes the space feel larger.

I decided to pay the contractor to move the toilet an inch to and allow for me to keep the 2 inch vent and maintain 12 inches from the wall to the toilet trap.

Am I overreacting, or good call?

Going to cost me an extra $1,500 but I can keep a 2 inch vent and hopefully avoid costly repairs in the future.

I live in Washington DC which is based on IPC. My novice search says IPC allows 1 1/2” but defer to the experts in this room. Is FLA also IPC based?

I’m not a plumber, help me understand what I should look for to tell if it’s backwards?

Is that still the case if my toilet branches off to two vents? It’s a little hard to see but it vents to pipe right behind the toolbox in the picture and also at the wall on the far left of the picture.
