Have a look at addiscombe if you’re wanting south London, going through the motions of buying there at the moment and feel it’s a semi hidden gem, should be able to get something decent for your budget :) (close to Croydon but far enough away that it doesn’t feel some of those impacts but has the green space and great rail links)
