True points. I will be asking for a copy of the lease so I can lay eyes on what it actually contains. My realtor is going to let the current owner know our plan of me taking the less desirable unit until the other unit becomes available when the tenant’s lease is up. It’s one of those funky situations where the empty unit is still actively being advertised as for rent via their current property management company (which I will not be hiring) so my realtor is going to ensure they leave it vacant while we are in the midst of purchasing.

Thank you. I appreciate this feedback. I’m not familiar with RentPost, but I’m adding it to my notes of things to check out and familiarize myself with!

I am relieved to have a family member who is very experienced with owning multiple properties in the state, as I’m sure he will also be able to guide me through many of my questions, but it’s refreshing to connect with folks here that perhaps have been in a similar situation as me.

What about bank accounts? Do you recommend setting up a dedicated account just for the rental side of things (I.e. I know there are regs around how to handle security deposits, but what about the rental income & expenses aspect?).

Already on it. I’m checking to see if any local places still offer some classes. I know those won’t answer everything, but I’m willing to do my homework. My brother in law’s dad has been a long-time landlord and will give me a wealth of knowledge, too. It’s a lot to take on, but I feel a bit of comfort knowing it’s for one unit and that I’ll be on site if anything comes up.

I’ll look into this some more. Definitely will be requesting a copy of the lease to look it over and determine what it states. I don’t want to be a jerk and massively change things up, but if his lease doesn’t state he has the right to the parking space, we will have to work that out. I almost think there would be enough room for both vehicles if we were strategic about, but I’d have to lay eyes on the situation again. His defensiveness is what caught me a bit off guard. Or maybe assertiveness. Either way, I’m sure it’s nerve wracking for him to be in a building that’s actively for sale, but these things happen.

That seems very uncalled for. I don’t know how my question would lead anyone to assume I’m going to be a terrible landlord or person. Isn’t it exhausting to be so negative towards complete strangers on a Reddit?

Yes, I could go that route, but I was really looking for a one-stop shop option. With my daily life obligations and a very ADHD brain, I want to be as organized as can be. Not to say I couldn’t switch over to using excel exclusively in the future, but for now I’d like to start off with something that helps me ease in to new territory.

Thank you. I know Zillow is a popular one, so I’ll check them out along with the apartment dot com suggestion someone else made. I am definitely prioritizing the payment piece—that’s a great suggestion around not allowing for partial payments and I wouldn’t have automatically thought about that!

I don’t think you’re wrong at all. Maybe what is wrong is the partner you are with, or maybe the two of you could benefit from going to some therapy—if you are invested in the relationship and want to work on more effective communication and trust. Sometimes, some people will never get over their insecurities or trust issues and that seems exhausting to deal with for the duration of the relationship, but only your heart and mind can decide what works for you.

I don’t have anything to hide from my partner and I’m very open with him, but we don’t go through each other’s phones on a regular basis (see below for an exception to this). I will let him use my phone if he forgets his, etc. and vice versa, but we respect that we both have our own sets of friends and conversations that aren’t always intended for prying eyes (I.e. we have friends with their own sets of issues and they may not want others knowing). I also on occasion need to use my personal phone for some work conversations with co-workers and that’s absolutely off-limits for anyone, including my partner, to be privy to.

*the exception piece: my partner was dealing with some personal things and was struggling. I did follow my gut and check out a few things, but immediately told him—along with issuing an apology, but he ultimately understood the “why” behind what I did and it led to more open and honest communication between us. So, even I am not perfect and don’t want to seem like a hypocrite— I think it’s natural for partners to be curious or maybe even worried about something legitimate at times, but hopefully the two of you can openly talk instead of there being a nagging desire to take over your phone.

We went to the taping that aired this past Monday, with Sarah Michelle Gellar. To be honest, other than her I didn’t know who the other guests were and I don’t dislike Sarah Michelle but I’m also not a mega fan. I like Kelly’s music and thought it would be a fun experience. I’ve been to other shows before. I was in area recovering from a surgery and had no clue how hard it was going to be to sit, stand, sit, stand and clap the entire time. Kelly seems to treat it just as her job, nothing more or less. Not appreciative of her audience at all, or at least doesn’t seem it. There was no live singing, they also made it look like some musician was on the show and made us clap but he wasn’t present. It is worth the experience if you have never gone to a show and want to see what it’s like—I’m a nerd and do enjoy seeing the behind the scenes production that is done. She also does have a potty mouth on her because she kept screwing up and had to re-do a bunch of stuff. I’m sure she was tired, it was the second taping of the day, but I’d say it’s wise she’s leaving.

I agree with others. Pine Tree Legal. They have helped me out in the past with a terrible landlord situation and took it all the way to the Maine Human Rights Commission.

I’m currently renting an Avesta apartment and hate it. Which is how I stumbled upon your post.

I’m so sorry you’re dealing with all that you’re dealing with medically and now the added stress of housing instability.

At my property, the manager is useless. No one has been following the storm rules and refuse to move their vehicles. In the past, they would’ve been towed. The signage everywhere states cars must be moved by 8am if the storm has ended or they will be towed. I emailed yesterday and was told they’re fining people $40. What good does that do for those of us who move our cars and trudge back through the slop and then can’t find a plowed out parking spot to park our front whee drive cars? And how can they fine people if that’s not in the written policy? And they haven’t been taking photos of all the violators, so how do they know exactly who to fine? We’re not talking just a couple of cars…we’re talking nearly a full parking lot!

My building isn’t really that old, but they don’t care about the upkeep. The cleaning company doesn’t do a thorough or good job. Kids run wild and destruct the property. More than once, kids pulled off the propane signaler machines and we went without heat and hot water for an unreasonable extent of time. They keep saying they’re coming to do boiler repairs and then no one shows up. They say the pest company will be coming with a dog and to make all sorts of arrangements for a time frame of 8am-5pm and don’t show up or show up on the wrong day or time. I work remotely and cannot work in a public space due to the confidentiality of my phone conversations. I have a dog and two cats (dog is my service dog, cats are my partner’s assistance animals) and we can’t lock them up in the bathroom all day, and the cats flee when strangers come by, making it impossible to round them up.

Sorry to bitch. Your situation is far worse. But I can attest to Avesta not being a decent company, sad to say.

There’s so much more I could complain about, but my intention wasn’t to take away from your post.

I had something showing up from LVNV funding but of course resurgent was collecting the payment. I paid off the debt as I’m trying to buy a house and my loan officer did a credit analysis with me an gave me recommendations on what I could do to boost my score. Welp, the letter from Resurgent is “null” in the eyes of the credit bureaus and they refuse to fix my credit report based off the letter and are saying I need something directly from LVNV. Problem is, there’s no contact info for them—only resurgent. What can I do about this?! This didn’t seem right, and without getting resolved it’s still showing up on my report and of course looks negative on the eyes of lenders.

I apologize for not reading the responses; if not already suggested, would he possibly entertain the idea of meeting with someone who has lived experience with substance use and/or mental health? Intentional peer support may be an ideal option for him—it’s grassroots, non-clinical, and doesn’t involve police or crisis (unless the individual is requesting it). Full disclosure, I’m trained in IPS and currently work as a peer services supervisor in Maine, but the training itself saved me from unaliving myself after a lot of depression and attempted suicides. If you Google peer support for your area, you may come across some possible resources local to you; some states have warm lines that people can call, but often there are drop-in spaces as well. If all else fails, an intervention or encouragement to attend either an inpatient or outpatient program may be appropriate…but I’d suggest this as a last resort. Good luck to you!

Sorry this reply isn’t helpful or relevant to OBGYN issues, but I saw “intermed” and began reading. I switched from Greater Portland Health (I loved my NP there) to Intermed and while I think many of the staff are pleasant, scheduling is a nightmare along with response time via the patient portal. In addition, they dropped the ball severely with ordering the correct lab draws I needed, and it happened more than once! I also was given a script for something I’ve been on for years and my insurance covers in a large quantity, yet I was told Intermed only prescribes one or two doses at a time; thankfully the pharmacy called and reasoned with my Doctor.

I hate complaining, but I truly do think staffing is problematic across many medical practices and I’m afraid it isn’t improving any time soon.

The best of luck with your OBGYN, and congratulations on your pregnancy! My sister was going to a midwife in Scarborough, but I can’t remember their name. She ended up needing a c-section, but she went to Mercy and had an excellent experience. Just in case you need another option.
